Resolution No. 2181 was then entered and adopted recommending approval <br />of case PUD-81-36, as amended, per the staff report dated 6/24/82. <br />RZ-81-17, City of Pleasanton <br />Application of the City of Pleasanton to prezone (Annexation No. 91) <br />an approximately 35 acre site located immediately northwest of the <br />intersection of Martin and Mohr Avenues to the PUD (Planned Unit <br />Development)-Low Density Residential District or to any other zoning <br />district consistent with the General Plan. <br />Mr. Harris presented the staff report stating this property should <br />have a zone on it when it comes into the City. He explained that <br />this property had been recommended previously for zoning by the <br />Planning Commission but that the City Council had set the matter <br />aside for a General Plan amendment and review of the entire area. <br />He said the property now has a land use designation of Low Density <br />Residential and should be prezoned or rezoned accordingly. <br />Commissioner Wilson then asked Mr. Harris to describe the zoning <br />for the surrounding areas. Mr. Harris complied. <br />Commissioner Doherty then brought up the size of the lots for the <br />area and said he would support zoning if there was an absolute <br />minimum of 20,000 sq. ft. requirement for lot size. <br />The public hearing was opened. <br />Dean Wagerman, 2333 Martin Avenue, spoke stating he represented the <br />seven property owners. He didn't want to be restricted to 20,000 <br />sq. ft. should a lot come up 19,000+ after laying out a plan. <br />Commissioner Wilson indicated he thought Mr. Doherty asked for a <br />minimum of 20,000 sq. ft. and not an average. <br />Chairperson Lindsey said it is the Commission's desire to protect <br />future owners of property in the area. <br />Albert Weimken, Trenery Drive, addressed the Commission. He <br />presented a letter for the records posing questions concerning <br />the density. He urged the Planning Commission to at least have <br />a preliminary plan in front of them prior to zoning the property. <br />He said the property is owned by many owners and stated it would <br />be very difficult to get all seven to agree on a plan. He asked <br />the location of proposed streets and asked if the City has the <br />right to condemn any of the properties for this. <br />Commissioner Jamieson indicated that the concerns of Mr. Weimken <br />are well taken and should be addressed. <br />Mr. Harris stated nothing will happen unless there is a development <br />plan. He said the staff would encourage a development plan appli- <br />cation signed by all property owners. He said it is possible that <br />perhaps one wouldn't want to sign but that the staff would attempt <br />to encourage signatures by all parcel owners. <br />-5- <br /> <br />
