Tract 4890, Morrison iiomes <br />Application of Morrison Homes for a 75 lot single-family residential <br />subdivision to be located on the north side of Valley Avenue, between <br />Kolln Street and the Southern Pacific Railroad tracks. Zoning for <br />the property is PUD (Planned Unit Development)-Medium Density <br />Residential District. <br />Mr. iiarris reviewed the staff report and referred to a letter of <br />record received from William A. Hirst representing Utility Vault. <br />Commissioner ~lilson said that in his opinion, the original PUD for <br />Morrison Homes was approved prior to Utility Vault coming to the <br />area. <br />The public hearing was opened. <br />Barney Knox, 2255 Contra Costa Boulevard, Pleasant Hill, indicated <br />he concurred with the staff report, and gave clarification regarding <br />Mr. Hirst's letter. He said that at the City Council stage (last <br />year) a condition was imposed on the development to accommodate <br />the concerns of Utility Vault. He said he sent a letter to his <br />sales manager concerning this. <br />Commissioner Doherty asked what the plans are for expanding the park <br />across from Rennellwood. Mr. Harris stated that the park is being <br />improved with each phase of the Heritage Valley development. Mr. Knox <br />confirmed this. Mr. Warnick explained the schedule. <br />The public hearing was closed. <br />A motion was made by Commissioner Getty, seconded by Commissioner <br />Doherty, that Tract 4890 be approved subject to the conditions of <br />the staff report of 6/24/82 with the following additions: <br />28. That the developer acknowledge that the City of <br />Pleasanton does not guarantee the availability of <br />sufficient sewer capacity to serve this development <br />by approval of this case, and that the developer <br />acknowledge that building permit approval may be <br />withheld if sewer capacity is found by the City not <br />to be available. <br />30. That the developer (subdivider) may file multiple <br />final maps prior to the expiration of the conditionally <br />approved tentative map for this development; provided, <br />however, that each such final map filed shall provide <br />for all normal and reasonable public improvements <br />required by the City to serve that portion of this <br />development to the satisfaction of the City Engineer. <br />ROLL CALL VOTE <br />Ayes: Commissioners Doherty, Getty, Jamieson, Wilson and <br />Chairperson Lindsey <br />Noes : Pdone <br />Absent: None <br />Abstain: None <br />-19- <br /> <br />
