MATTERS FOR COMMISSION'S REVIEW
Realignment of Johnson Drive east of Hopyard Road.
Mr. Harris stated that the Commission considered realignment of
Johnson Drive west of Hopyard Road at a previous meeting and now
our engineers have been looking at what can be done to make
Johnson Drive line up with the realigned western portion on the
east side of Hopyard Road.
Mr. Warnick referred to a map and stated that Johnson Drive to the
east of Hopyard Road will be the major entrance to the Hacienda
Business Park, Phase II. He stated this is a very significant
major intersection and that an island will be necessary, probably
farther back than the existing Old Hopyard Road to provide storage for
left turns going out and coming in. He stated there would be some
swapping of land and that the method for financing the acquisition of
property and for the construction of realignment of the road would be
an advance of the Hopyard Road improvements expected to be picked
up by the Assessment District later on. Mr. Warnick further stated
the Commission is being asked to approve in concept and recommend to
Council for approval also for inclusion in future Hopyard Road
improvements.
Commissioner Jamieson asked if it would pretty well wash out as far
as exchange of property is concerned. Mr. Warnick stated that we
would have to go through appraisals but he thought it could probably
be worked out pretty well. Mr. Warnick indicated there was some
possibility that after the appraisals are made that there could be a
problem with the Mobil Oil property and another use might have to
be considered for it.
Commissioner Lindsey asked if that were the case, would the Assess-
ment District end up buying that piece of property. Mr. Warnick
stated the City has to be the vehicle to buy or trade, but the cost
would be borne by the Assessment District.
David Martin, Danville, representing Callahan-Pentz Properties and
Prudential, owners of the property on the eastern side, stated
they have been working with Reynolds and Brown and the City on this
situation. He stated they fully support the plan as presented, and
they are also supporting an additional revision to the plan which
is still under discussion with staff. The only other modification
would include attempting to close off the driveway access from
Hopyard Road into the commercial facilities. He stated their position
was that they now have an opportunity to clean up the situation
on the other side by cutting off the access of Hopyard Road and
having the access come through a common driveway and also another
common drive east-westbound on the other side of the shopping
center. Mr. Martin referred to the map and made further explana-
tions.
-21-
_- __--__.._~._.___.__..__,.. .. ._. _ _.. _ .__ .d . _ .. __ ~. , ._._. , .._._~.... ___~,_... __. _. ___. _ . _ .. __ .,_ r
