Mr. <br />Warnick stated it should be completed next spring and is being worked <br />on at the present time. <br />Commissioner Jamieson asked Mr. Harris to review access in the PUD. <br />Mr. Harris reviewed this matter. Mr. Jamieson asked about fire pro- <br />tection and Mr. Harris stated the Fire Department has no problems with <br />this proposal as there are 25' wide driveways. <br />The public hearing was opened. <br />Mike Harris, 6111 Johnson Drive, reviewed the project stating the Fire <br />Chief agrees with their proposal. <br />The public hearing was closed. <br />A motion was made by Commissioner Lindsey, seconded by Commissioner <br />Wilson that Tract 5079 be approved per the staff report of 8/11/82 <br />and that the tract is in conformance with the approved PUD. <br />ROLL CALL VOTE <br />Ayes: Commissioners Doherty, Getty, Jamieson, Wilson and <br />Chairperson Lindsey <br />Noes: None <br />Absent: None <br />Abstain: None <br />Resolution No. 2207 was then entered and adopted approving Tract 5079 <br />as submitted. Commissioner Jamieson asked about sewers for this project. <br />Mr. Harris said the project has growth management approval and sewer <br />permits are issued at building permit stage if available. <br />RZ-82-5, City of Pleasanton <br />Application of the City of Pleasanton to amend Article 32, Chapter 2, <br />Title II of the Ordinance Code of the City of Pleasanton in order to <br />modify the hillside development review procedures of the City. The <br />Planning Commission may recommend any action on this matter consistent <br />with the General Plan. <br />Mr. Harris referred to the study session held last Wednesday and <br />reiterated what he said at that meeting: 1) It is important to have <br />an HPD Ordinance in the City, 2) the current PUD ordinance doesn't <br />have any standards for development in it - there is no open space <br />provision in it, the PUD doesn't define open space and that without <br />standards for development for the hillside they can develop in any <br />manner. He said a hillside ordinance is one vehicle to establish such <br />standards. He said Mr. Fairfield and others don't agree with the <br />HPD ordinance approach and he has offered an alternative method of <br />achieving the same kind of thing - amending the General Plan to add <br />minimum standards and creating guidelines for hillside development. <br />These would be in resolution form rather than ordinance form. Mr. <br />Harris said that would probably work, but that the staff has not had <br />time to prepare a report on such an alternative. He indicated he has <br />
