PLANNING COMMISSION MINUTES September 8, 1982 <br />Tentative Map 5065 <br />Application of Foothill Knobs Development Company for tentative map <br />approval (Tract 5065) for a proposed fifty-seven (57) lot subdivision of <br />approximately 22.9 acres of and located approximately 700 feet east of <br />Foothill Road opposite Santos Ranch Road. Zoning for the property is <br />PUD (Planned Unit Development) Low Density Residential District. <br />Mr. Harris stated that the staff recommends approval inasmuch as the <br />proposed tentative map is in'conformance with the approved planned unit <br />development zoning and development plan for the subject site.. <br />Commissioner Wilson asked abut the amount of cut and fill for the property. <br />Mr. Warnick stated he has not studied the plan for that aspect himself <br />and that all technicalities ire addressed by staff when the final map is <br />received. <br />The public hearing was opened. <br />Lynn Bowers, 10843 Foothill $oulevard, Sunol, spoke representing the <br />applicant. He said the plank take drainage into consideration. He <br />reviewed the drainage plans for the various lots. <br />Commissioner Wilson asked how the drainage would be taken care of on <br />Lot 32. Mr. Bowers explained. <br />Mr. Bowers asked that Condition No. 9 of the staff report be explained. <br />Mr. Warnick said this is a standard condition relating to public landscaped <br />areas and that if the project didn't have any such areas it wouldn't apply. <br />Mr. Bowers asked about Condition No. 15 and whether or not it applied to <br />the readopted ordinance or the original one. It was explained that this <br />applies to the ordinance as clarified. <br />Commissioner Jamieson asked Mr. Bowers if he was satisfied with Condition <br />No. 2. Mr. Bowers said they are and in fact would insist upon it. <br />Mr. Bowers then explained that the project is now very near (within 2 <br />decibles) of the standards set. He said that in order to get a better <br />rating than their goal they would have to have a 50' high wall. Gommissioner <br />Wilson said that the rear of the property where the applicant indicated he <br />would cut is nine feet lower than I-680 and asked how much fill would have <br />to be used. Mr. Bowers said it depends on the hydrology reports. <br />The public hearing was closed. <br />A motion was made by Commissioner Getty, seconded by Commissioner Jamieson <br />that Tentative Tract 5065 be approved subject to the conditions in the <br />staff report dated September 8, 1982. <br />ROLL CALL VOTE <br />AYES: Commissioners Doherty, Getty, Jamieson, <br />Wilson and Chairperson Lindsey <br />NOES: None <br />ABSENT: None <br />ABSTAIN: None <br />Resolution No. 2217 was then entered and adopted approving tentative tract <br />map 5065 as motioned. <br />-10- <br />
