.~ <br />The public hearing was opened. <br />Jack Bras, 90 Mission Drive, represented Heritage Investors. He indicated <br />that he and the property owners have looked at several ways to change the <br />property and the owners have chosen the one presented. He said the owners <br />felt that commercial would be proper fronting on a busy street and resi- <br />dential would be appropriate backing to residential. He indicated that <br />Dick Watkins, one of the partners was in the audience to answer any <br />specific questions. Commissioner Wilson asked Mr. Bras about the demo- <br />graphics of the property concerning depth of the property, north to south, <br />density, etc. Commissioner Wilson concurred with Commissioner Doherty's <br />statement that all of the property should probably be residential and that <br />it would probably be a good development. Commissioner Doherty stated <br />that in doing this the only commercial would be perhaps the gas station <br />and the fire house. <br />Dick Watkins explained that Mr. Kierstead is out of town and, therefore, <br />not present. He also stated that they could not economically build a <br />shopping center and that to sell condominiums on a busy street would <br />not make too much sense and would prefer retail on it. Chiarperson Lindsey <br />asked about the shopping center development. Mr. Watkins said they had <br />no serious tenants as far as the shopping center is concerned. <br />Chairperson Lindsey stated that the applicant had heard the opinions of <br />the Commission members and asked Mr. Watkins if he wanted the matter <br />denied or continued so he could discuss it with his partners. Mr. <br />Watkins definitely wanted to discuss it with his partners. He did state <br />again that it is difficult to sell residential units on a busy street. <br />Commissioner Doherty indicated that when the shopping center site was <br />approved it was done so to give the Meadows people a place to shop and <br />that the kind of commercial now being requested is not what the Commission <br />had in mind at that time. He also stated that the City has a very low <br />vacancy rate and needs multiples. <br />Commissioner Getty said she never thought this area was appropriate for <br />a shopping cneter in the first place and would like to see High Density <br />Residential in this area. <br />William G. Kovac, 3124 Weymouth Court, stated he appreciates the work and <br />thoughts of the Commission members regarding this application and thanked <br />everyone for all of their efforts. <br />The matter was then continued to 12/8/82 and Mr. Harris said the matter <br />would be readvertised to incorporate the total acres of this parcel. <br />Commissioner Jamieson pointed out to the applicant that it is not the <br />intent to give the applicants any false hopes concerning this matter. <br />-5- <br />
