They concurred with the pro- <br />perty being returned to the Agri- <br />cultural designation for the present <br />time. They intend ultimately to <br />develop the property in single famil <br />lots of approximately 8-10,000 squar <br />feet. Mr. Buti felt that if rezonin <br />the property to agricultural does <br />not slam the door shut on any future <br />possibility of developing it, they <br />would favor the change. <br />No further testimony was forthcoming <br />and the Public Hearing was closed. <br />Secretary Harris, at Commissioner <br />Doherty's inquiry, explained that the, <br />medium density residential designa- <br />tion shown on the revised General <br />Plan would allow single family de- <br />velopment in lot sizes ranging from <br />8,500 to 10,000. The range would <br />accommodate two-three units per acre. <br />Staff does not feel this property <br />should be developed in five-acre <br />parcels, if the developer is obli- <br />gated for half the cost of improving <br />Pico Avenue. <br />A resolution was then entered and <br />adopted recommending to the City <br />Council the rezoning request as <br />petitioned. <br />Clarification of Intent of Condition <br />No. 3 of Planning Commission Reso- <br />lution No. 1351 approving UP-75-13. <br />As per staff report, Secretary Harri: <br />explained that this matter has come <br />up at the request of property owners <br />residing on Vervais Avenue. Essen- <br />tially, the condition stipulated no <br />vehicular access to the property at <br />4262 Stanley Boulevard from Vervais <br />Avenue. <br />-2- <br />
