UP-76-28, Thomas Richert/Casa Verde Nursery - application for a <br />conditional use permit to allow a landscape materials business to be <br />located at 5515 Sunol Boulevard between the existing nursery and the <br />City sewage treatment plant. Zoning for the property is I-P <br />(Industrial Park) District. <br />Secretary Harris indicated this item was continued from the last <br />meeting. A revised site plan showing new access to the site was sub- <br />mitted. He described the rest of the revisions on the new plan. The <br />staff is recommending approval subject to the revised site plan, modi- <br />fying Condition #2 on the staff report dated November 3, and adding <br />four more conditions. At some future point in development, the <br />planters proposed to encourage better circulation, would be removed <br />and. curb, gutter and sidewalk, along with a redesigned parking area <br />would be constructed. An additional condition was recommended that <br />existing parking spaces in front of the nursery be considered tem- <br />porary only, to be relocated elsewhere on the site by the nursery at <br />such time as street improvements are constructed on Sunol Boulevard. <br />Mr. Larry Billings, 2979 Chardonnay, owner of <br />thanked Commissioner Wood, for his efforts in <br />the traffic circulation problem raised at the <br />He indicated some concern regarding Condition <br />Sunol Boulevard. S. Bottini - application to rezone an approximately <br />8,450 sq. ft. parcel of land located at 4224 Stanley Boulevard (imme- <br />diately east of the Pleasanton Body Shop building) from C-S (Commercial <br />Service) District to either the O (Office) or C-C (Central Commercial) <br />District. <br />Secretary Harris indicated that the property owner had intentions to <br />sell the property to a doctor for medical offices. Since this pro- <br />perty is next to the Pleasanton Body Shop and is in the transitional <br />area which is experiencing use compatibility problems, staff felt <br />that spot zoning it to the Office District would be less nuisance <br />inducing. <br />-3- <br />_ ir.. <br />
