across the properties ai he access points to the t i.l, water supply and <br />distribution system. <br />Regarding the parkway design, Mr. Alan Campbell, Assistant City Manager, <br />spoke advising the Commissioners of the originally approved design, the added <br />cost factors to change the design, the problems of tying in the revised <br />section with the originally approved section. <br />Commissioner Doherty remarked about the past problems on proposed projects for <br />the property and the great efforts made by both the residents and the de- <br />veloper in attempting to resolve these problems through compromise. He <br />commended both groups. <br />Commissioner Shepherd had two concerns 1) trail system and 2) basic concept <br />of the parkway. He felt the trail system would be a problem area to the <br />City, felt the City would be better off without it. He thought the project <br />should go all the way to the Arroyo and locating a park there should take <br />place some day, when the City can afford it. Regarding the parkway, from <br />an aesthetics standpoint, it is fine, except that from a safety standpoint, <br />it may not be. He maintained his original position of relocating the park- <br />way. <br />Chairman Butler stated that it was gratifying to see the amount of efforts <br />which had been expended between the developer and the residents on the <br />Del Valle Parkway in attempting to work out their differences. <br />There was some discussion regarding backup fencing for protection for the <br />future homeowners, but Mr. Harris stated that the major design consideration <br />for this development was the open vista feature. <br />Resolution No. 1488 was entered and adopted recommending to the City Council <br />approval of PUD-76-3, subject to conditions in the staff report from the <br />Planning Department staff report, and certain modi`fcati~ons to the Janaury <br />31, 1977 memorandum. <br />Roll Call Vote <br />Resolution: Wood <br />Seconded: Doherty <br />Ayes: Doherty, Jamieson, <br />Noes: None <br />Absent: None <br />Abstain: None <br />Shepherd, Wood, Chairman Butler <br />At the end of the roll call vote, Chairman Butler stated for the record, that <br />it was his personal feeling that the original adopted parkway design is a <br />good one. He was very reluctant to go along with this proposed change, <br />apart from the fact that it was arrived at in the spirit of compromise <br />between the residents already living there and Morrison Homes. He would <br />have preferred to see the standard design. He emphasized that it should <br />not be taken as acceptance by the Planning Commission that the standard <br />parkway section is to be completely abandoned for ias entire length., <br />Commissioner Doherty left the meeting at 10:25 P.M. <br />UP-77-1, Great American Homes -.application for a conditional use permit for <br />a model home complex to be located at 3783, 3765, 3747 and 3711 Pimlico <br />Drive, and to allow a trailer to be located at 3783 Pimlico Drive to be used <br />as a temporary construction and sales office; zoning for the model home <br />complex is R-1-6500 (Single Family) District. <br />-3- <br />
