Tentative Tract 4166, Frank Auf der Maur <br />Application of Frank Auf der Maur for approval of a Tentative Map <br />which would subdivide a 67-acre site located on the south side of <br />Stanley Boulevard immediately easterly of the existing A & R Service <br />Center Development. The subdivision would create 7 commercial service <br />lots of about one-half acre in size along a southerly extension of <br />California Avenue and leave a 61-acre remainder lot. The lot is <br />zoned C-S (Commercial Service) District. A negative declaration of <br />environmental impact accompanies the map. <br />Mr. Harris explained the staff report and the conditions shown. He <br />also stated that Condition #6 of the staff report and the first <br />sentence of #10 of the negative declaration be modified to remove <br />"existing water system is inadequate to serve the project" as it has <br />been determined by the City there is sufficient water. <br />Commissioner Wilson expressed concern about the intersection to be <br />effected by this proposal. Alan Campbell addressed this same subject <br />with relationship to County long-range planning uncertainty, who <br />should incur the cost, etc. <br />The Public Hearing was opened. <br />George Allen, William Black Company, representing the applicant <br />spoke concerning item #10 of the staff report and stated there is a <br />requirement of the County for Mr. Auf der Maur to have a deacceleration <br />lane as well as an acceleration lane put in. Mr. Auf der Maur stated <br />the only thing holding this up now is P.G.&E. as he is ready to proceed. <br />After further discussion of the Planning Commission, staff and the <br />applicant, the Planning Commission decided to continue this item <br />until such time as more definite detailed information was available <br />concerning signalling, streets and input from the County as to what <br />they propose. Permission was given to Mr. Auf der Maur to proceed <br />with the storm drain along the street alignment by the Planning <br />Commission and the staff had no objection to this. <br />COUNTY REFERRALS <br />The County of Alameda has received an application for a conditional <br />use permit to allow the construction and operation of a Hindu Com- <br />munity and Cultural Center to be comprised of a temple, community <br />hall-auditorium, caretakers dwelling and parking lot for 170 cars <br />located on the northerly side of Vineyard Avenue approximately one- <br />half mile east of the Pleasanton City limits. The County is seeking <br />comments from the City with regard to this propsoal. Attached to <br />the staff report was a draft EIR prepared for the County which <br />included the details of this proposal. <br />Mr. Harris explained the staff recommendation shown in the Memorandum <br />to the Planning Commission of November 8, 1978. <br />Commissioner Getty expressed concern about the long-range plans of the <br />County to extend Vineyard. Alan Campbell stated Valley Avenue would <br />connect to Stanley and Vineyard to First Street. <br />-7- <br />
