Amador Valley Investors, to rezone an 8.8 acre site <br />located east of the existing development on Churchill Drive and south of the extension <br />of Fairlands Drive from the R-1-6500 (Single-Family Residential) District to the PUD <br />(Planned Unit Development) District and for developmental plan approval for a 41 lot <br />single-family detached residential subdivision. The Planning Commission may recommend <br />approval of the proposed change or may recommend rezoning the property to any other <br />zoning district consistent with the General Plan. A negative declaration of environmental <br />impacts will also be considered. <br />The public hearing was opened. Jack Bras, for an amendment to the General Plan which would change <br />the land use designation of a 2 acre parcel of land located on the northeast corner of <br />Sunol Blvd. and Happy Valley Road from "Industrial" to "Commercial and Offices" or to <br />any other designation the Planning Commission deems appropriate. A negative declaration <br />of environmental impacts will also be considered. <br />Mr. Harris explained the staff report. <br />Commissioner Wilson expressed concern with "0" or Commercial and Offices and asked <br />for clarification. Mr. Harris explained. <br />Commissioner Jamieson addressed the possibility of a restaurant across from Castlewood. <br />Mr. Bras explained. <br />The public hearing was opened. <br />J. Jack Bras, the property owner and applicant spoke stating he agreed with the staff <br />report and explained the 2700 view which the property would have. He stated they plan <br />to have a dinner-house type of a restaurant on this property at some future date. There <br />being no further questions, the public hearing was closed. <br />A motion was made by Commissioner Jamieson, seconded by Commissioner Wilson that the <br />negative declaration be adopted for this project as there are no significant impacts on <br />the environment. <br />ROLL CALL VOTE <br />Ayes: Commissioners Geppert, Getty, Jamieson, Wilson <br />and Chairman Doherty <br />Noes: None <br />Resolution No. 1786 was then entered and adopted approving the negative declaration for <br />GP-79-16 as petitioned. <br />A motion was then made by Commissioner Jamieson, seconded by Commissioner Getty that a <br />recommendation be made approving GP-79-16 as petitioned. <br />
