A motion was made by Con. ssioner Leppert, seconded y Commissioner Getty <br />that case PUD-79-15 be denied without prejudice so that the developer could <br />come back with a better proposal addressing items mentioned throughout the <br />hearing. <br />ROLL CALL VOTE <br />Ayes: Commissioners Geppert, Getty, Jamieson and Chaiperson Doherty <br />Noes: Commissioner Wilson <br />Resolution No. 1844 was then entered and adopted denying PUD-79-15 without <br />prejudice. <br />Commissioner Jamieson then stated the Planning Commission and City Council <br />have attempted to get larger lots in town and that by going below 6500 sq. ft. <br />as requested by Mr. Oakes we would be taking a step backwards and he wouldn't <br />support anything less than 6500 sq. ft. <br />Commissioner Geppert stated that 50$ of the lots would be below 6500 sq. ft. <br />standard, there might be some traffic problems in the area and no one has <br />shown the Commission how much traffic would be removed from West Las Positas. <br />He stated this location has bad access. <br />Chairperson Doherty then advised Mr. Oakes he had 15 days in which to appeal <br />the decision of the Planning Commission to the City Council. <br />PUD-79-14, Amador Valley Investors <br />Application of Amador Valley Investors to rezone from the R-1-6500 (Single- <br />Family Residential) District to the PUD (Planned Unit Development) District <br />and development plan approval for a 41-lot, single-family residential sub- <br />division proposed to be build on a 9 acre parcel located on the south side <br />of Fairlands Drive opposite its intersection with Brockton Drive. A negative <br />declaration of environmental impacts was also considered. <br />Mr. Harris explained the staff report. He stated that the 41 lots proposed <br />to be subdivided are now part of one parcel. He stated it was a school site <br />and that the School District evidently now doesn't feel there is a need for <br />the school in this area. He further stated there is only one sewer connection <br />for the property and that this proposal is very similar to the previous <br />application but that on some lots there was only 10 foot setback to the rear <br />property line. He stated this proposal gives no added benefit to the City <br />and staff believes it should be at least R-1-6500. <br />The public hearing was opened. <br />George Oakes, the applicant stated he would like this matter continued to <br />the March meeting so that he could work with his engineer to develop some- <br />thing more pallatable. <br />Commissioner Wilson stated that he would support 6500 sq. ft. for Oakes first <br />proposal and 7500 on the second. <br />Commissioner Getty stated she agreed with Commissioner Wilson but would like <br />to see the size of the houses addressed. Commissioner Geppert stated he agreed <br />with the other Commissioners on this. <br />Commissioner Jamieson stated he would like the 27 acres to have a mix, at <br />least, of from 7500 to 6500 and perhaps some larger than that.
