As no one else spoke in favor or against this matter, Chairperson Doherty <br />declared this public hearing continued to the next regular meeting of <br />the Planning Commission on June 11, 1980 at which time the use permit <br />and application for a variance would be considered. <br />Chairperson Doherty stated he would like to check tYie ordinance to see <br />what was in effect at the time the Tyrrells began baby sitting with <br />regard to enclosed garages and use permits. Mr. Harris stated this <br />matter has been checked and there were two parking spaces for each <br />single-family dwelling required. <br />PUD-80-3, Amador Valley Investors <br />Application of Amador Valley Investors to rezone from the R-1-6500 <br />(Single-family Residential) District to the PUD (Planned Unit Develop- <br />ment) District and development plan approval for a 113 lot, single- <br />family residential subdivision proposed to be built on an approximately <br />27 acre parcel located just east of the existing terminus of West Las <br />Positas Boulevard, north of the Arroyo Mocho. A mitigated negative <br />declaration of environmental impacts was also considered. <br />Mr. Harris explained the staff report. <br />Commissioner Lindsey asked about the reduction in size of the corner <br />lots. Mr. Harris stated that these are very similar to Pleasanton <br />Meadows in size. <br />The public hearing was opened. <br />George Oakes, 31123 Mission Boulevard, Hayward, one of the partners of <br />Amador Valley Investors spoke. He explained the changes made to the <br />original plan as requested by the City. He concurred with the staff <br />report except that with regard to condition #2 he didn't believe a <br />bridge is necessary across the Arroyo Mocho at Martin Avenue and would <br />prefer to put his money in a fund to be used for a better purpose. <br />He took exception to condition number 8 and asked if it couldn't be <br />left up to an archeological expert to determine the fill required to <br />preserve the Indian midden. <br />Mr. Oakes further stated that the cost of a bridge in 1973 was approxi- <br />mately $370,000 and at this time it would probably cost around $750,000. <br />He stated he did not want to be assessed for half a bridge but would be <br />willing to put money in a fund -- $1,000 per unit for public works <br />improvements relating to the development of this particular area. <br />Mr. Oakes then addressed extending the road to Elliott's property which <br />is 650 ft. north. He stated he didn't know whether or not Mr. Elliott <br />would approve but that they have worked well together in the past. <br />Mr. Oakes introduced Mrs. Hughart an environmental specialist.
