Mr. Harris reviewed the staff report and recommendation of approval. <br />The public hearing was opened. <br />Jeff Thayer, Division Manager for Warmington, was present and concurred <br />with the staff report. <br />The public hearing was closed. <br />A motion was made by Commissioner Doherty, seconded by Commissioner <br />Jamieson, that Tract 4718 be approved subject to the conditions of the <br />staff report. <br />ROLL CALL VOTE <br />Ayes: Commissioners Doherty, Getty, Jamieson and Chairperson Wilson <br />Noes: None <br />Absent: Commissioner Lindsey <br />Resolution No. 1944 was then entered and adopted approving Tract 4718 <br />per the staff reports. <br />Tentative Map Tract 4771, Chamberlain Group <br />Application of the Chamberlain Group for tentative map approval of <br />a 75 lot single-family residential subdivision on a 65 acre parcel <br />of land located between Crellin Road and the City limit line at the end <br />of Arbor Drive. The property is zoned PUD (Planned Unit Development) <br />District. <br />Mr. Harris explained the staff report. He said the applicant would like <br />a clarification concerning one of the conditions approved in the PUD. <br />Mr. Warnick explained that the developer previously agreed that the <br />pump station be owned and maintained by the homeowners association but <br />that subsequently they were going to put in a substantially larger <br />pump station in another location as a RAP requirement. <br />The public hearing was opened. <br />Rod Andrade, MacKay and Somps spoke representing the Chamberlain <br />Group, stating they have no comment and agree with the staff except <br />they would ask that the Planning Commission recommend to City Council <br />that a condition of approval under the PUD be changed concerning the <br />pump station. <br />Ted Fairfield, Consulting Engineer, spoke stating he is representing <br />the Hansens. He said he would request that access be considered for the <br />Hansen property to the south because somewhere down the road something <br />might happen whereby access to the south would be necessary. He would <br />like to see Parcel E continued south to Hansen's boundary and that a <br />public service easement at Court A be indicated to the Hansen boundary. <br />Chairperson Wilson inquired as to the extent of the easement. Mr. <br />Fairfield said it could be about 50 ft. wide including drainage, sewage, <br />water, etc. <br />-6- <br />
