PETERS AVENUE LAND USE STUDY <br />Mr. Harris explained that this study came about as a result of an <br />application of Lee Amaral for a general plan amendment on Peters/ <br />St. Mary Streets. He said that both the Planning Commission and <br />City Council requested that staff do a study concerning the entire <br />west side of Peters Avenue for commercial and offices and to analyze <br />future traffic as best possible. He said the report is to go on <br />to City Council. He said that staff, as a result of the report, <br />is recommending that the General Plan not be changed for this <br />area. Further, he said that Lee Amaral stated he would be unable <br />to attend the meeting today but urged that the west side of Peters <br />be commercial. <br />Mr. Harris then asked Tom Passanisi, Planning Analyst and Larry Lew, <br />Assistant Planner to summarize the report which they prepared. A <br />summary was given by the two planners. <br />Commissioner Getty stated that perhaps one block could be used for <br />commercial/offices and the other for parking in a staggered fashion <br />and asked if any thought was given to this. Mr. Passanisi said the <br />report does not address this thought. Mr. Lew said that the area <br />has small lots and the report did not go into reconfiguration of <br />them. Mr. Harris stated that for this to work, you would have to <br />have one owner for two or more parcels. <br />Conunissioner Jamieson asked if it would be possible to have most <br />of the area on the west side of Peters for parking as the area <br />lends itself to parking in that it is close to Main Street. <br />Chairperson Getty said it could be purchased for an assessment <br />district. <br />Mr. Scotto, 571 5t. John, spoke regarding the length of the property <br />and stated that the property across the street is commercially <br />zoned and that Jc~Betty Allen's property on Peters/St. John <br />Streets is approximately 150 ft. x 60 ft. He said her's is an <br />ideal situation and it doesn't appear cramped. <br />Commissioner Getty said she has always felt that it is not good <br />to have residential on one side an/offices/commercial on the <br />other. She said she would like to see the day the City allows <br />only commercial and retail on Main Street and offices on the <br />side streets. <br />Commissioner Lindsey said that Mr. Passanisi and Mr. Lew prepared <br />a very good report. He also said that the west side of Peters is a <br />logical extension for the commercial area. He said that while <br />Stoneridge has office space, the office space required for the CBD <br />is a little different variety. <br />Commissioner Jamieson said that the area lends itself to parking <br />and if not considered at this time, it might be lost if it goes <br />commercial or residential. <br />-2- <br />_. _ _.. .. _ _ , . r. ,... _ _ _. _ _ _. _.. ~. , _ _ _. ~. _.. , _. <br />
