OLD BUSINESS - Publi:: Hearings <br />.~ ,. <br />PUD-81-22, Daon Corporation <br />Application of Daon Corporation and Stoneson Development Corporation. <br />to rezone from the PUD-High Density Residential District to the <br />Planned Unit Development-Commercial,~Office,High Density Residential <br />and Open Space District ;including a 5 acre park) and for development <br />plan approval for an office, commercial, residential development <br />containing approximately 1,430,000 sq. ft. of office/commercial <br />structures, a 300 unit hotel and 347 multi-family dwelling units <br />on the 91.5 acre site in the area bounded by Stoneridge Drive, <br />Stoneridge *2a11 Road and Highway 580 and 680. A negative declaration <br />of environmental impacts will also be considered. <br />This matter was continued from the December 9, 19$1, Planning <br />Commission meeting. <br />PZr. Harris indicated that there is no need for the synopsis <br />usually given for this proposed development inasmuch as one was <br />given by the staff and Daon representatives at the December 1, 1981 <br />Planning Commission meeting. He said he would like to emphasize <br />that the staff does have. concerns with the ultimate amount of <br />traffic in the Stoneridge area. He said a traffic report has <br />been prepared and revised on two different occasions and the staff. <br />has analyzed the report and that it points out several intersections. <br />in 1988 which will borderline or more regarding level of traffic <br />service. The earliest intersection to have congestion would be <br />Foothill Road at Canyon Road. Further there are certain mitigation <br />measures to overcome this, but they only go so far. <br />Chairperson Getty asked if staff has thought of making developers <br />in the- area contribute to an intraarea bus system. Mr. Harris <br />indicated this is the type of thing referred to in proposed <br />Condition No. 57. He further said staff has several conditions <br />which they would either like to modify or delete. <br />The public hearing was opened. <br />Preston Cox, Daon Corporation, indicated there had been a work <br />session on the 1st of December 1981 at which time they x~resented <br />their proposal and received the feeling of the Commission with <br />regard to the project, they went back to the drawing board and <br />came up with a proposed revision for the Commission to consider this <br />evening which reduces the gross floor area. He indicated that <br />the prospective was that the site is in a regional location and <br />will have a more intensive use-than other areas within the City. <br />He said the project will have many amenities. <br />Leonard McVicar, Pacific Urban Design, was introduced. <br />Commissioner Jamieson addressed the high intensity factor of the <br />property and asked the reason for this and also asked what is <br />meant by high intensity. Mr. Cox responded addressing the <br />project's close proximity to freeway interchanges, Stoneridge <br />Regio:~a1 P4a11 and that from an urban planning standpoint to <br />create a grouping of uses as-this project does create a more <br />intense use of the land. Leonard McVicar then spoke and reviewed <br />all of the renderings presented concerning the proposed development.. :. <br />-2- <br />
