He indicated that <br />when Muirwood Estates was developed, dust came into the surrounding <br />homes and he hoped a closer control would be maintained on this <br />project. <br />Concerning #23, Park Dedication Fees -- they have been pursuing <br />development of a park area surrounding Oakhill #2 and hoped the <br />funds would be dedicated to their park, Commissioner Doherty said <br />that these funds go to the City and that the Park and Recreation <br />Commission has influence over this area, He suggested that Mr. <br />Twisselmann take the matter up with the Park and Recreation <br />Commission and City Council. <br />Mr, Twisselmann had concerns with 25 ft, wide private streets with <br />respect to traffic coming out of Oakhill #2, and that the plan <br />doesn't appear to have good traffic patterns and looks like more of <br />a potential problem when Las Positas overpass is completed; and if a <br />cloverleaf comes in, you will need to speed up for that traffic <br />pattern, Chairperson Lindsey indicated that this was all taken <br />into consideration at the time the original PUD was approved and <br />will further be considered with the overcrossing installation. <br />Mr, Warnick indicated that the driveway approaches and entrances are <br />standard, Mr, Twisselmann indicated you would have to swing to the <br />center line to enter into a driveway. Mr. Warnick stated that it <br />is 25 ft, wide plus flairs, <br />Ted Fairfield rebutted the concern of the pedestrian walkway to the <br />High School, He indicated that some of the money paid in park fees <br />could be used for this purpose. He indicated that the state laws <br />have changed with regard to these fees but he doesn't have any <br />intention of exercising these rights, in fact, waives the rights <br />but asks for consideration that a portion of the park fees which <br />total over $190,000 be used for this purpose, <br />The public hearing was closed. <br />Commissioner Doherty suggested that the Commission recommend to the <br />Park and Recreation Commission and to the City Council that in lieu <br />fees to be collected be used, in part, for the walkway to solve a <br />big problem in the area, <br />-12- <br />
