Mimi Faust, 431 Neal Street spoke against the project not wanting <br />duplex units next to her refurbished 'heritage' home because she <br />has spent a lot of money and time to preserve the theme of her <br />home. <br />She stated that as a developer she had a 1.1 acre site behind <br />her home and went to the neighbors and listened to their concerns <br />and as a result there will be luxury-type homes on half acre <br />parcels. She urged the property owner of this proposal to do <br />the same thing. <br />Fred Krichbaum, 303 Neal Street, had concerns with 12 houses <br />on 1.6 acres of land and stated any .change in zoning would have <br />a detrimental effect on the neighborhood. He said the City's <br />'heritage' is protected by heritage days, parades, open homes <br />and felt it was the City's responsibility to help protect it. <br />He further felt the parking situatian has not been fully addressed. <br />He asked where guests would park. He had concerns with emergency <br />vehicular access. He felt the project is too dense. Further, <br />auto lights would come right into his front window from the <br />development. <br />Dennis Perry, 335 Del Sol, said he purchased his home five years <br />ago and checked out the zoning with the City for the surrounding <br />area. He said his residence backs up to Unit No. 5 with the 10' <br />setback. He discussed mud sliding. Referring to Lot 5, Unit B <br />he said he would be looking at the back of the house. He said <br />he realizes only a portion of it would be 30' high but the rest <br />of the unit would still be 25' and that 12' would be cut off <br />at the bottom of his deck view. He further didn't believe a <br />bend in the drainage line would be sufficient. He said single- <br />family homes could be built and keep the 20' setback. <br />Commissioner Getty asked if the trees in the picture were on <br />Mr. Perry's lot and Mr. Perry said they were not. She further <br />pointed out that if single-family units were built 20' from <br />his backyard he wouldn't have any say in the matter whatsoever. <br />Mr. Perry also spoke to concerns of the elevation of the chimneys <br />and that they must be 2' above the roof line according to code. <br />Commissioner Getty added that there is no way to prevent someone <br />who moves into the vacant property from planting a tall-growing <br />tree which would obstruct views. Mr. Perry agreed with this <br />situation. He said he would appreciate it if there were low <br />level houses put on the property. He stated the density of the <br />proposal does not go with the neighborhood. <br />Bill Herlihy, 816 Abbie Street represented the Pleasanton Heights <br />Homeowners Association Board of Directors.
