MINUTES <br />PLANNING COMMISSION <br />3/9/83 <br />Page ~4 <br />Tentative Map Tract 4805, Castlewood Properties, Inc. <br />Application for an extension of Tentative Map Tract 4805 for an 11 lot <br />single-family/townhouse subdivision proposed for the approximately 6 <br />acre site located at the southwest corner of Pico Avenue and Vineyard <br />Avenue. The property is zoned PUU-Medium Density Kesidential District. <br />Mr. Harris reviewed this application for extension. <br />Art Dunkley, Castlewood Properties, represented this request. He <br />asked that staff indicate to him how important Condition No. 30 is. <br />Mr. Warnick explained that the situation has changed over the last <br />year and one half and it is now felt that asphalt does not have the life <br />of concrete. Mr. Dunkley indicated he is referring to .the meandering 4' <br />pathway and not a bike path. <br />Commissioner Wilson asked Mr. Warnick the standard size of a sidewalk <br />to which he responded that the standard is four feet. <br />Mr. Dunkley said they would be happy to work with staff concerning <br />this matter. <br />Commissioner Wilson asked if there is now a State law concerning the size <br />of sidewalks. Mr. Warnick indicated that bike paths are 8' minimum if <br />they are two way. <br />Mr. Warnick indicated that inasmuch as this matter is not clear, he would <br />like to review it with his staff because there will be $75,000 worth of <br />road improvements along Vineyard Avenue. <br />Commissioner Getty asked if anyone had ever seen anybody riding a bike <br />up the hill in that area. She said 4'' is more than adequate in her opinion. <br />Mr. Dunkley reiterated that he would like to work with staff concerning <br />the proposed sidewalk. <br />A motion was made by Commissioner Getty, seconded by Commissioner Jamieson <br />that a one year extension of Tract 4805 be recommended for approval <br />subject to the conditions shown on the staff report of 3/9/83 but <br />modifying the following: <br />19. That the developer negotiate in good faith with the <br />Chamberlain Group to acquire for the City that parcel of land on <br />Vineyard Avenue adjacent to the west property line of the development <br />as described in that plat and description prepared by MacKay and <br />Somps. This parcel is intended to be used fora City water booster <br />pump station to the benefit of this development and others in the <br />Vintage Hi~ls area. <br />30. That the proposed sidewalk be as shown on the tentative map or <br />such other configuration as mutually agreed to by the developer & City <br />Engineer. <br />-14- <br />
