MINUTES <br />PLANNING COMMTS50N <br />3/9/$3 <br />Page 13 <br />This matter will be scheduled in about 3U days after input from various <br />newspapers and staff concerning a proposed ordinance. <br />TENTATIVE MAPS <br />Tentative Map Tract 5117, Crocker Homes <br />Application of Crocker Homes for tentative approval to subdivide an <br />approximately 21.5 acre site into fifty-two parcels, located at the eastern <br />terminus of Parkside Drive, north of the Pleasanton Sports Park. Fifty <br />parcels, are proposed for single-family residential use, another parcel is <br />proposed for future development while the final parcel is proposed for park <br />dedication purposes. Zoning for the property is R-1-7500 (.Single-family <br />Residential) District. <br />Mr. Harris presented the staff report stating that Growth Management <br />approval has already been granted to this project. <br />The public hearing was opened. <br />Commissioner Wilson stated there is so much traffic on Valley Avenue he <br />would like to see Mohr Avenue connected as originally planned. Commissioner <br />Getty supported these comments and stated that the Planning Commission has <br />always desired this but that City Council didn't agree. <br />Larry Bartelson, represented Crocker Homes. He stated they have. reviewed <br />the 28 conditions and have no problems with them but would like Condition <br />No. 04 clarified and "unless otherwise approved by the City Engineer" added <br />to the end of the last sentence. Mr. Warnick stated he would be willing <br />to have this condition eliminated entirely. <br />Mr. McManus, the property owner and his counsel were in the audience. <br />Mr. McManus had no comment to make but supported the connection of Mohr <br />Avenue as originally planned. <br />The public hearing was closed. <br />A motion was made by Commissioner Wilson, seconded by Commissioner Doherty <br />that tentative Map for Tract 5117 be approved subject to the conditions of <br />the staff report but deleting Condition No. 4 entirely. <br />ROLL CALL VUTE: <br />AYES: Comissioners Doherty, Getty, Jamieson, Wilson and <br />Chairperson Lindsey <br />NOES: None <br />ABSENT: None <br />Kesolution No. 2263 was then entered and adopted approving Tract 5117 as <br />motioned. <br />-13- <br />
