PLANNING COMMISSION <br />Page 3 <br />5/11/83 <br />Commissioner Getty inquired if this project had sewer capacity and <br />Mr. Warnick indicated it had. She also questioned why no traffic <br />or geologic studies were provided. Commissioner Getty felt that <br />if improvements to the intersection were necessary, they should <br />be done now. She also indicated she did not want to make a <br />decision on incomplete information. <br />Commissioner Jamieson was concerned about the amount of marking <br />for the hotel and inquired if there was a similar facility <br />nearby which could be inspected. <br />Commissioner Wilson inquired if the two parcels were under the <br />same ownership and it was indicated they were. He felt that <br />one of the parcels should be used for narking and when the bank <br />is ready to be built, they could simply cut into the pad. Iie <br />indicated he was satisfied with the staff report and with the <br />level of service shown in the traffic study. He was concerned <br />that the Commission might be using two sets of standards and <br />wanted to be sure this project was treated equally. <br />Commissioner Doherty stated this was the first major hotel <br />in town and that the Holiday Inn is generally an excellent <br />facility. There may be a few problems, but he would like to <br />move ahead with the applicant and staff to satisfy the needs <br />of the community and the wishes of the applicant. <br />Lou Ellis, Director of Architectural Development, 3796 Lamar Avenue <br />Memphis, Tennessee 38195, addressed the Commission on behalf of <br />the applicant. He indicated a prototype hotel had been designed <br />which would best meet the public needs for the least cost while <br />maintaining the Holiday Inn standards. This prototype had been <br />modified for Pleasanton by providing 36 rooms per floor instead <br />of 42 rooms; changed the configuration to go to seven stories, <br />but staying within Pleasanton's 65 foot height limit by shortening <br />the floor to floor height to 8 ft. 5 in. There are no other <br />prototypes in the area to be viewed as this is the first on the <br />West Coast. The other hotel types in the area are the "Crown <br />Plaza" type at San Francisco International Airport and the <br />"Suite" type such as is in Santa Clara. Unlike Hyatt, Glestin <br />or Marriott, Holiday caters to smaller meeting facilities. Their <br />banquet room seats 250, but can be broken down into smaller units. <br />He also stressed that they had parking .for 316, not the 250 <br />indicated in the brochure. He also referred to the traffic <br />report Holiday was asked to do by the City which indicated the <br />hotel would have a rrninimal impact on the Foothill/Dublin Canyon <br />Road intersection. However, he did say that there may be a <br />traffic problem in the future after total buildout of the area <br /> <br />
