PLANNING COMMISSION <br />Page 3 <br />Glen Kierstead, the representative of the developer, 3238 <br />Montevideo Drive, San Ramon, addressed the Commission. He <br />indicated he had first become aware of the placement of the <br />bus stop about one and a half weeks ago and feels uncomfortable <br />dedicating land at this time. He would like to delay the <br />take until consideration of a possible alternative site, <br />perhaps near the Harris condos. <br />He then reviewed the meeting with the homeowners in the <br />neighborhood and feels the major issue is the density of his <br />project. It has now been reduced by 20% from the original <br />plan with the addition of landscaping and a 6 ft. masonry <br />fence similar to one already on Hopyard Road. The new <br />design is a smaller footprint with more open space per unit <br />and more parking per unit. <br />The only issue not addressed in the project is traffic, but <br />he has met with a traffic engineer familiar with this area <br />and he indicates that ~1est Las Positas has capacity of <br />taking much more traffic than at present. <br />Commissioner Jamieson raised a question regarding .location <br />of a dumpster near Unit ~~6. Commissioner Lindsey asked the <br />price of the units. Mr. Kierstead indicated the price had <br />been increased approximately $5,000 due to the decrease of <br />the number of units and the range was now from $75,000 to <br />$110,000. <br />Commissioner Getty indicated the project had 19 sewer permits <br />and asked if he planned to phase the project. Mr. Kierstead <br />said they could phase in units of 50 if necessary, but that <br />unless they got some very good breaks, the chances of building <br />this year or next year were. not very great. <br />There was then considerable discussion regarding traffic on <br />Santa Rita and the placement of a median cut allowing left <br />turns. Mr. Harris compared this plan to the median cuts and <br />traffic patterns on Valley Avenue, which the Commission did <br />not object to. <br />Mr. Fred Houston, 4460 Sandalwood Drive, Pleasanton, then <br />addressed the Commission regarding this project. He is a <br />resident of Pleasanton and an investor in the project. He <br />feels the developers have worked with the neighbors and the <br />staff to put forth the best possible design and urged the <br />Commission to approve the application. He stressed that the <br />density could not be reduced further or the units would not <br />be saleable and indicated this was a project needed by the <br />young and old due to their affordability. <br />Commissioner Arrigoni raised a <br />and set back and inquired about <br />driveways, which were indicated <br />question regarding the elevation <br />the width of the inside <br />to be 31.5 ft. <br />., .. _. ___._ ,_ _._ ... _, ._ .._ . ~ _. _. r_ _.._. , <br />
