MINUTES <br />PLANNING COMMISSION <br />June 8, 1983 <br />Commissioner Wilson addressed the street right-of-way stating he didn't <br />understand if the developer will be contributing to the full width of the street <br />or only one-half. Mr. Warnick explained the improvements required. He <br />referred to negotiations being conducted with the Catholic Church, and the <br />developers of the subject property concerning property dedications. <br />Ron Chique, Barnett-Range, 2609 E. Hammer Lane, Stockton, addressed their <br />joint venture with Shelter Capital and gave a discription of various <br />projects developed by their company over the past years. He reviewed the <br />proposed time schedule. Chairperson Jamieson asked about application in <br />low incoming housing programs. Mr. Simmons indicated that they are looking <br />at a federal exemption for low income housing. <br />Dick Olmstead, architect, 150 Green St., San Francisco, addressed the <br />site plan, elevations and landscaping plan presented. He indicated a <br />portion of the project would go to a public park and felt this would be <br />an asset. Parking will be around the periphery with a large amount of open <br />space. No unit will cross the parking area and that the water element <br />is desirable with the landscaping of this project. Mr. Olmstead reviewed <br />the balance of the proposal including the provision of swimming pool and <br />recreation building. <br />Commissioner Lindsey reiterated that he feels the recreation area is too <br />small. <br />Commissioner Wilson asked where the office would be for this complex <br />and the size. The applicant responded it would be in the 2,000 sq. ft. <br />recreation room area. <br />Mr. Olmstead sited projects in various areas including several in Hayward <br />which they have developed over the years which are quality projects. <br />Chairperson Jamieson asked about the pool size. Mr. Olmstead stated it <br />would be about 30'x40'. Commissioner Jamieson concurred with Commissioner <br />Lindsey that perhaps a second look could be taken at the recreation-pool <br />area . <br />Commissioner Lindsey asked how many units are in building number eleven. <br />Mr. Olmstead indicated there are eight proposed. Commissioner Lindsey <br />asked if changing the number of units would hurt the plan. Mr. Olmstead <br />indicated that the units are standardized modules. Discussion then ensued <br />about the. laundry rooms provided as well as provision for laundry in the <br />individual units.
