MINUTES <br />PLANNING COMMISSION <br />June 8, 1983 <br />Commissioner Wilson asked if the project is to be condominiums or townhouse <br />units. Mr. Dunkley responded they would be condominium units. <br />Mr. Harris indicated one possibility would be to have an 11 lot subdivision <br />so that effectively the final map could be filed and safeguard the RAP <br />approval. Mr. Dunkley responded that grading as shown on the final map <br />would change insignificantly but it would change. <br />Commissioner Doherty stated that if this project is going to be built <br />concurrently with the one across the street and a precedent is already set <br />for garages and not carports, he asked what the problem would be. He <br />indicated he would be inclined to call the changes proposed '.minor' if the <br />garages remained. Mr. Dunkley again requested that the carports be allowed <br />conditionally. He indicated that in talking to City Council members he <br />has three members who support his plan. He further stated that his personal <br />residence has three carports and no garages, and this works satisfactorily. <br />Commissioner Getty indicated that the street improvements in the area <br />are needed desperately and believes that possibly City Council made in <br />error in not granting carports across the street. <br />Chairman Jamieson asked Mr. Dunkley if these carports could be modified <br />if necessary. Mr. Dunkley indicated they could as they only require garage <br />door openers and sidewalls. Further that if they are ever converted to <br />condominiums that they are in total agreement they should be converted. <br />Commissioner Wilson asked the size of the carports proposed. Mr. Dunkley <br />indicated that off-hand he did not know. Commissioner Wilson felt that if <br />the Commission or Council desired to pull an item up for review, they <br />should be able to do so. <br />Assistant City Attorney, Brian Swift, spoke to the tentative and final <br />map on this project and proposed changes. <br />Commissioner Doherty did not wish to hold up Mr. Dunkley's project but <br />did not like carports replacing garages. He then rescinded his motion <br />to appeal this project for full public hearing. <br />Commissioner Wilson and staff had discussion concerning the Johnson and <br />Dunkley properties relative to the proposed pump station. Mr. Warnick <br />explained that Mr. Dunkley was approved-prior to the foreseen need of the <br />pump station. He indicated that the property owners are reaching agreement <br />in this regard. <br />Commissioner Wilson then asked about the list he requested showing the <br />percentage of single-family units vs. multiple-family units. Mr. Harris <br />indicated that this is currently being worked on by staff. <br />-3- <br />
