Minutes <br />Planning Commission <br />9/28/83 <br />Page 9 <br />He said originally the park was to have been at this location <br />as well as a school site at the northeast corner. He had no <br />particular problem with the location but just wanted to know <br />where it would be. He stated that the traffic pattern on Paseo <br />Santa Cruz would be a main tributary. He spoke to the Alameda <br />County fair time and traffic by that activity. He asked where <br />the school site as mentioned in No. 9 of the negative declaration <br />is. There are no school sites in the vicinity with 800 potential <br />homes. He felt that both Alisal and Walnut Grove schools would <br />be filled to maximum capacity shortly if not already. <br />Mr. Harris stated that the park has been shown in that approximate <br />location since the last general plan change about two years <br />ago. At one time there were two parks and a school site. <br />He stated the school site next to the park on Black Avenue <br />is now being shown by the School District as surplus property. <br />Further the School District is aware of the potential number <br />of houses in the Del Prado area. The School District has predicted <br />that school enrollment will continue to decline even with the <br />development of this area. <br />Mr. Schloss said it is quite obvious to him school enrollment <br />is not declining and it seems to him that the Planning Commisson <br />and City Council should work hand-in-hand with the school on <br />this subject. He indicated he is enjoying the industrial area <br />being developed in town and wished as much effort was being <br />put into the development of schools. Mr. Schloss had concerns <br />with children going to and from school across Valley Avenue <br />and other major streets. <br />Commissioner Lindsey then asked Mr. Schloss if he was objecting <br />to the density of the proposed project and whether or not he <br />preferred 6500 sq. ft. lots. Mr. Schloss said he would prefer <br />larger lots and feels that by the time these lots are developed <br />the prices would probably be $170-180,000. <br />Mr. Wong stated they have looked at the entire 843 units and <br />tried to develop a plan which would fit well in the neighborhood. <br />Commissioner Lindsey asked Mr. Wong how many lots he would <br />have if the units were 6500 sq. ft. Mr. Wong said he would <br />have to defer to Richard Frisbee concerning this. <br />Chairman Jamieson then asked Mr. Ananos who was still in the <br />audience to address the comments of the previous speakers. <br />Mr. Ananos then stated they have prepared to offer the school <br />site for sale and it takes about three years to get this done. <br />He indicated that things can change between now and that time. <br />He stated that Messrs. Carter and Hagler have been doing their <br />planning.
