Minutes <br />Planning Commission <br />9/28/83 <br />Page 8 <br />This matter was continued to 10/12/83 as requested by staff. <br />PUD-83-19, Ponderosa Homes <br />Application of Ponderosa Homes for PUD (Planned Unit Development) <br />zoning and development plan approval of a 180 lot residential <br />development project on approximately 38 acres located west <br />and north of the existing terminus of Hansen Drive just east <br />of the I-680 right-of-way. Zoning for the property is R-1-6500 <br />(Single-family Residential) District. A Mitigated Negative <br />Declaration of environmental impacts will also be considered. <br />Mr. Harris presented the staff report recommending approval <br />of the proposal. <br />Commissioner Getty asked about the configuration of the streets <br />and whether or not the project has sewer allocation. Mr. Harris <br />stated that Ponderosa has a long term agreement with the City. <br />The public hearing was opened. <br />Jack Wong of Ponderosa stated that Richard Frisbee and Mike <br />Taylor are present to answer any questions concerning the <br />proposed development. He stated they have no problems with <br />the conditions imposed by staff. <br />Commissioner Getty asked if the houses are to be staggered <br />or will they appear staggered. Mr. Wong responded that they <br />do meet setback requirements. Mr. Harris stated that staff <br />is requesting two of the streets be extended even with temporary <br />paving so that Police and Fire will have flexibility in access <br />to the development. He said Ponderosa may wish to put in permanent <br />improvements or they can make the whole thing temporary (reference <br />to condition No. 2 of the staff report). Commissioner Lindsey <br />asked Mr. Wong if he agrees with this and Mr. Wong said they <br />are in accord. <br />Chairman Jamieson asked if all of the R-1-65 units are sold. <br />Mr. Wong said that they are and that they sold from $135-170,000. <br />Chairman Jamieson then asked what the 5,000 sq. ft. lots would <br />sell for. Mr. Wong stated he wasn't sure but they would probably <br />be $10-15,000 less than the R-1-65 units. <br />Commissioner Lindsey asked if similar units have been built <br />elsewhere by Ponderosa. Mr. Wong said they have built similar <br />units in Union City. Commissioner Lindsey then asked if the <br />density was being reduced from the original plan. Mr. Wong <br />said it is somewhat different. <br />Rod Schloss, 6652 Hansen Drive spoke addressing this application. <br />He indicated he has come before the Planning Commission several <br />times in the development of the Hansen properties and this <br />is the third time on this particular property. He felt that <br />the 5,000 sq. ft. lot size would be the size of the lots and <br />not just the minimum. <br /> <br />
