Minutes <br />Planning Commission <br />9/28/83 <br />Page 11 <br />A motion was made by Commissioner Lindsey, seconded by Commissioner <br />Getty that case PUD-83-19 be recommended for approval subject <br />to the conditions shown in the staff report of 9/28/83. <br />ROLL CALL VOTE <br />AYES: Commissioners Arrigoni, Getty, <br />and Lindsey <br />NOES: Chairman Jamieson <br />ABSENT: Commissioners Doherty & Wilson <br />ABSTAIN: None <br />Resolution No. 2361 was entered and adopted recommending approval <br />of case PUD-83-19 as motioned. <br />PUD-83-16, Val West <br />Application o Val West, Inc. for PUD (Planned Unit Development)- <br />development plan approval of a 231 unit residential development <br />project on approximately 35 acres located on the north side <br />of Vineyard Avenue opposite Sauterne Way. Zoning for the property <br />is PUD (Planned Unit Development)-Medium Density Residential <br />District. <br />This matter was continued to 10/12/83 as stated earlier in <br />the hearing. <br />PUD-83-18, Morrison Homes <br />Application o Morrison Homes for PUD (Planned Unit Development) <br />development plan approval of a 206 dwelling unit residential <br />development project located north and south of a proposed park <br />site on approximately 24 acres at the northeast corner of Santa <br />Rita Road and Valley Avenue. Zoning for the property is PUD <br />(Planned Unit Development)-Medium Density Residential District. <br />A Negative declaration of environmental impacts will also be <br />considered. <br />Mr. Harris presented the staff report recommending approval. <br />The public hearing was opened. <br />Barney Knox, Morrison Homes, addressed the Commission. He <br />stated that the project consists of paired single-family homes <br />and not duplexes. They range in size from 1300-1700 sq. ft. <br />They all have two car garages and driveways for two cars. <br />He said the units are consistent with the 1972 PUD approval. <br />He stated they have added an additional floor plan. Similar <br />projects have been built in Fremont and Cupertino and were <br />very well received. The monthly homeowners dues will range <br />from $15-$20/month vs. $50-75 per month in other areas. He <br />stated that in this case the homeowners association will be <br />maintaining the landscaping in the right-of-way and this will <br />be the 59th condition. Commissioner Lindsey asked if the <br />park will be maintained by the City. Mr. Knox said yes, but <br />it will be improved by Morrison. <br />-11- <br />. ,.- ....._T,.. ..... .... .. <br />
