Minutes <br />Planning Commissior, <br />12/12/84 <br />John Caroline, 4487 Pleasanton AVenue, presented photographs of <br />the type of development he proposes. He indicated that he does <br />not intend to build until at least 1986. He doesn't believe the <br />matter of Valley Avenue extension will be resolved by that time <br />and doubts if it will be resolved in five to eight years. Peters <br />Avenue took eight to ten years to complete. He intends to sell <br />these homes at $79,500 even though constructed in two years. He <br />reviewed the amenities. He asked that Condition No. 2 be <br />eliminated; Condition No. 4, he would like to see parking on the <br />west side of the street; Condition No. 5 he would like west <br />changed to east so they could provide parking on two lanes as <br />thee would be ample guest parking on that side of the street. He <br />stated that the Riccios have been good neighbors and they will <br />construct whatever type of fencing or wall they would like to see <br />put there. Condition No. 3 relates to fencing 4' from the curb. <br />They want it to be private. Condition No. 11 wants a five foot <br />sidewalk. There is a conflict here. Condition No. 8 would <br />create a more burdensome maintenance problem. There is no reason <br />to have it connected. When he builds in 1986 he will still sell <br />his units for $79,500. <br />Commissioner Wilson then discussed the items with Mr. Warnick. <br />Mr. Caroline indicated he is willing to put the four foot wide <br />sidewalk in now. Staff agreed to this. <br />Joe Davis, 447 Mavis Drive, felt that by approving this project <br />it would just add fuel to the fire regarding traffic problems <br />which currently exist and indicated he and his neighbors are <br />opposed to it. <br />Don Blanten,5366 Briaridge, Castro Valley, spoke for the project. <br />Chuck Muth, 3644 Vine Street, concurred with staff and asked the <br />Commission to defer decision for the study of the Vintage Hills <br />area. <br />Bill Lenson, 3950 Stanley Boulevard, felt John Caroline was able <br />to build a quality development in this area as he was the builder <br />of the Lenson house. He should be commended for being able to <br />see the units for $79,500 <br />Frank Belecky, 892 Madeira Drive, represented the Vintage Hills <br />Homeowners Association. He couldn't believe that the 19 homes <br />would sell for $79,500. Mr. Caroline indicated that a price has <br />not been set for the last 11 units only for the first eight which <br />will belong to him. <br />Mike Coldwell, 3745 Vineyard Avenue, represented his parents. He <br />complimented the project. His folks own the property on the <br />other side of the subject development and he does not understand <br />why the developer will put up any type of fences desired by the <br />Riccos but will not do the same for them. They also had draina e <br />concerns. <br />g <br />Glenn Duran, Vine STreet, asked for the project to be put in <br />abeyance for the Vineyard Avenue Study completion. <br />- 17 - <br />
