Minutes <br />Planning Commissio. <br />11/28/84 <br />PUD-84-17, Ponderosa Homes <br />Application of Ponderosa Homes for PUD (Planned Unit Development) <br />zoning and development plan approval to construct a 259 unit <br />single-family residential project on an approximately 51 acre <br />site located on the west side of Camino Segura, between the <br />residences on the north side of Hansen Drive and the Pleasanton <br />Canal. The property is currently zoned R-1-6500 (Single-family <br />Residential) and "P" (Public and Institutional) Districts. The <br />Planning Commission may recommend any zoning for the property <br />consistent with the General Plan. A negative declaration of <br />environmental impacts will also be considered. <br />Mr. Harris presented the staff report recommending approval of <br />the project. Staff had concerns with the development relating to <br />the distance between two story structures, thus, the purpose for <br />proposed Condition No. 2. It was overlooked that Ponderosa is <br />proposing three car garages for all of the units if possible. He <br />expressed concern with the existing 5,000 sq. ft. lots with five <br />foot side yards. With the overhangs from the houses a shadow <br />effect is being created and he did not want this to happen again. <br />He suggested that Condition No. 2 be changed to read as follows: <br />"That the developer shall submit a house siting plan for all B <br />Sector units. This siting plan may be submitted in up to four <br />separate phases based upon market conditions. Each phase siting <br />plan shall be submitted and approved prior to issuance of <br />building permits for any houses in that phase. Siting shall be <br />to the satisfaction of the Director of Planning and Community <br />Development and the intent will be to achieve as much separation <br />between units (especially between two story portions of units) as <br />is practical." <br />Mr. Harris indicated that Ponderosa Homes does not have a problem <br />with the proposed change of condition. <br />The public hearing was closed. <br />Chuck Pinkerton, Ponderosa Homes, 2635 North First Street, San <br />Jose, stated that staff is has done a fine job in preparing the <br />report. They agree with all of the conditions proposed. He <br />stated he had the architect and engineer present and they would <br />be happy to answer any questions. <br />Commissioner Wilson asked the size of the lots in the Downs. Mr. <br />Pinkerton indicated that A has a lot size of 5,000 sq. ft. and <br />houses of 1515-2163 sq. ft. and B has 6,000 sq. ft. lots with <br />houses ranging from 1869 to 2724 sq. ft. <br />Chairman Doherty had concerns with too much house in a little bit <br />of land. He felt Ponderosa builds quality homes and had no <br />problem with the development itself, but expressed concern with <br />density. Mr. Pinkerton indicated that there will be no <br />window-to-window lack of privacy. Chairman Doherty still felt <br />there was too much house for the size of the lots. <br />- 6 - <br /> <br />
