MINUTES <br />PLANNING COMMISSION <br />February 22, 1984 <br />Page 7 <br />UP-84-5, Ditz Crane <br />Application of Ditz Crane Bui1 ers for a conditional use permit <br />to operate a model home sales omplex including a sales office, <br />model homes and related facilf ies on four lots at the southeast <br />corner of Fairlands Drive and anchester Street. Zoning for <br />the property is PUD (Planned U it Development)-Medium Density <br />Residential District. 'I <br />Mr. Harris presented the staff (report. The applicant doesn't <br />feel landscaping is necessary ais part of their model home <br />complex but the staff feels tk~ait it is. <br />The public hearing was opened. ~ <br />Anne Challice, Ditz-Crane, stand she received the staff report. <br />She said they are willing to la dscape the front of the sales <br />office because that is the onlly home used as a business entity. <br />The other three homes will repr sent models but will not be <br />furnished. They will be draped and carpeted only. She said <br />an alarm system isn't even nece sary. She says there are <br />only 34 lots in this phase and idn't feel the expense of <br />landscaping is warranted. <br />Commissioner Doherty asked about the lack of alarm system. <br />Mr. Harris said this is left up~ito the Police Department as <br />indicated in the conditions recommending approval. <br />Commissioner Lindsey felt the homes should be landscaped as <br />are all other models in Pleasanton. <br />Commissioner Wilson felt that dirt or mud could be brought <br />into the homes on carpets if the areas are not landscaped. <br />He felt landscaping is a small expense. <br />Ms. Challice stated that they anticipate the homes will sell <br />immediately and if they were building a large number of units <br />she could concur that landscaping be put in but didn't feel <br />that the 34 unit development would warrant the expense it <br />takes to furnish landscaping. She mentioned the fact that <br />they developed many homes in the front part of the Del Prado <br />tract 11 years ago, so they have been around a long <br />time. Commissioner Doherty pointed out that over the last <br />11 years much has changed in the City. He could not support <br />a model home complex without landscaping. <br />Discussion then enused about the developer's next phase and <br />whether or not the models in this application would serve <br />as their models for the next phase. Mr. Harris stated this <br />would be awkward because of the distance between the units. <br />-7- <br />_. __..._T~.. <br />
