Minutes <br />Planning Commission <br />1/25/84 <br />Page 4 <br />Commissioner Lindsey asked if Buildings C & D would be seen from the overpass <br />on Stoneridge Drive. Mr. Mack stated that the roofs would be visible. He presented <br />a rendering showing the visibility of the structures from the highest point of the <br />overpass. <br />Commissioner Doherty expressed much concern over the lack of scale on the site plan <br />displayed, i.e., the scale shows one thing and in fact the site plan presented is an <br />enlargement with no change in the scale indicated. <br />Mr. Mack addressed the Caltrans recovery area and explained that Caltrans wants <br />to have at least 30' next to all of their roads for emergency purposes. He explained <br />that on one portion of Stoneridge Drive there is 6'-7' difference in elevation between <br />the roadway and the existing ground. When the off ramp is built fill will be added <br />to this particular area, therefore, any landscaping which is put in the area will be <br />covered at least one half to bring the off ramp to grade. Mr. Harris stated that <br />this is the reason why staff is recommending only ground cover be put in the area. <br />Commissioner Wilson asked if the applicant is satisfied with the conditions required <br />by staff. Mr. Topham said they are. He indicated that they have an agreement <br />with DSRSD that they will landscape and maintain their property concurrently with <br />theirs. DSRSD would like to be a good neighbor but haven't landscaped their property <br />because they had no neighbors and in their experience landscapinig without someone <br />next to it becomes damaged. <br />Mr. Harris then indicated that the written staff report makes no reference to the <br />three assessment district conditions relating to traffic, water and fire needs. He <br />read the three typical assessment conditions applied to commercial projects in the <br />North Pleasanton Area. Staff then reviewed the approximate cost to the acre <br />known at this time. Mr. Topham indicated that he is well aware of the assessment <br />district and the fact that they will participate in it. <br />Commissioner Doherty felt that something more should be added to Condition No. <br />15 relating to trees. He wanted to ensure that landscaping would be completed prior <br />to leasing the facilities or occupancy of the buildngs. Commissioner Wilson agreed <br />with these comments. <br />Mr. Topham addressed this comment stating he would like to be able to enter into <br />lease agreements prior to the completion of the landscaping but had no problem <br />with the requirementapplying to prior to occupancy. The Commission concurred <br />with the comments of the applicant. <br />Commissioner Wilson asked if the Fire Department has looked at the plans for the <br />proposal and asked what their comments were if any. Mr. Harris pulled the file <br />and reviewed the comments made by that department. <br />Commissioner Lindsey asked about the security proposed for the units. Mr. Topham <br />explained each tenant will have a coded card and would be assigned a secret code <br />number as well to open the units. Each door will have an alarm.
