Minutes <br />Planning Commission <br />August 14, 1985 <br />PUD-84-4-2M, Valley Medical Associates <br />Application of the Valley Medical Associates for a major <br />modification to an approved development plan for a shopping <br />center/medical office complex to allow for an increase in size in <br />the medical offices of approximately 600 sq. ft. on an <br />approximately 7.7 acre site, located at the southeast corner of <br />the intersection of Santa Rita Road and West Las Positas <br />Boulevard immediately adjacent to the Exxon Station. Zoning for <br />the property is PUD (Planned Unit Development)-Commercial and <br />Offices District. <br />Mr. Swift presented the staff report which recommended denial of <br />the proposal. He indicated that the applicant has a model to <br />present to the Commission. Staff's primary concern is with the <br />location of the building and the architecture is different than <br />others on the site. <br />The public hearing was opened. <br />Ralph Goodell, the architect for the project, addressed the <br />Commission. Chairman Wilson asked him if he had read the staff <br />report. Mr. Goodell said he had and had and hoped that the <br />Commission would examine the model and recommend approval of the <br />project. <br />Commissioners Hoyt and Michelotti then discussed the various <br />setbacks of the project with Mr. Goodell using the model of the <br />project. <br />Commissioner Innes asked Mr. Goodell's feeling with regard to <br />staff's opinion that the architecture doesn't blend with the <br />balance of the architecture in the shopping center. Mr. Goodell <br />felt very strongly that if his design had been submitted first, <br />the entire concept of the shopping center would be different. <br />Dr. Ricardo Iguerri, Danville, one of the proponents of the <br />development, stated that Hacienda Business Park has a variety of <br />buildings in their park. The doctors in this project are very <br />interested in making their project work in with the hospital <br />across the street. <br />William G. Kovac, 3124 Weymouth Court, asked for continuity in <br />planning for this shopping center. He expressed that he has no <br />concern with the project one way or the other. <br />Bruce Driscoll, 3190 Weymouth Court, stated his house backs up to <br />the project. After looking at the model, he agrees with staff <br />that this proposal is not appropriate for the location. <br />The public hearing was closed. <br />Commissioner Innes stated that the building is beautifully <br />designed but is not appropriate for this shopping center. <br />A motion was then made by Commissioner Innes, seconded by <br />Commissioner Michelotti that Case PUD-84-4-2M be denied. <br />- 5 - <br />
