office building on an approximately 6 acre site located on the <br />southwest corner of Inglewood Drive and the Chabot Canal (Site <br />14 B) in the Hacienda Business Park. Zoning for the property is <br />PUD (Planned Unit Development)-Industrial, Commercial and Offices <br />District. <br />Tom Quaglia presented the staff report recommending approval of <br />Case PUD-81-30-28D. Staff asked the applicant to provide a <br />traffic report using 1984 counts, 1984 occupancy figures, and <br />existing traffic assumptions. He discussed the mitigating <br />measure of triple-turn lanes. <br />Commissioner Lindsey was dismayed because he didn't feel he had <br />sufficient time to review the report. He asked why the Planning <br />Commission is being asked for a decision on a project while <br />receiving all of the material so late. <br />The public hearing was opened. <br />Gary Gates, Director of Finance, Dillingham Corporation, stated <br />it is their intention to have their world headquarters in the <br />Hacienda Business Park. They plan to move into the building by <br />November 1986. <br />Peter Gordon, Gensler Associates, San Francisco stated he has a <br />slide show to present. Commissioner Lindsey stated the <br />Commission doesn't have a problem with the design of the building <br />and are thoroughly familiar with the plans and didn't feel a <br />slide presentation would be necessary. <br />George Kallis, 16 Castledown Drive, apologized to the Commission <br />for the late material. <br />Chris Kinzel, TJKM, addressed the traffic report and feels the <br />high LOS can be mitigated by triple turn lanes as described in <br />their traffic report. Commissioner Innes asked about the <br />striping proposed. Mr. Kinzel explained. <br />Chairman Wilson asked if any buildings have been approved which <br />are not going to be built. Mr. Harris stated staff is not aware <br />of any approved projects which will not be built. <br />Chris Kinzel stated that all of the traffic reports which have <br />been completed have been done so on the conservative side. <br />Chairman Wilson wanted Dillingham to stay in town and encouraged <br />their development. <br />Commissioner Lindsey asked staff if they are satisfied with the <br />mitigating measures presented by TJKM concerning the triple <br />turning lane. Mr. Quaglia indicated that staff is satisfied. <br />The public hearing was closed. <br />A motion was made by Commissioner Innes, seconded by Commissioner <br />Wellman that Case PUD-81-30-28D be recommended for approval <br />subject to the conditions shown in the staff report adding "that <br />- 7 - <br />T .. .. <br />
