Minuses <br />Planning Commissioi <br />4/24/85 <br />Joe Calabrigo, PRC Engineering, 89 Davis Road, Orinda, indicated <br />that they have been working on the project for the last eight <br />months. He described the methodology in arriving at the project. <br />Mr. Calabrigo reviewed the slope of the property indicating that <br />the grade differential would prohibit units from facing Muirwood <br />Drive which is a collector street. Front yard landscaping is <br />part of the development program. He stated that the units are in <br />proportion to the land size in the manner that the surrounding <br />R-1 homes are. <br />Commissioner Innes asked Mr. Calabrigo if he was retained by the <br />Amador_ Development Corporation to effect the plan and if so what <br />goals or objectives were given to him. Mr. Calabrigo indicated <br />that the number of units was not given to him as a criterion to <br />use. <br />Bill Hezmalhalch, Carlson, Schleppy and Hezmalhalch, 18002 <br />Skypark Circle, Irvine, CA 92714 addressed the Planning <br />Commission. He read articles from Professinal Building Magazine <br />substantiating his statements that buyers are moving up into <br />smaller, smarter homes. He then reviewed the size of the homes, <br />some ?znits have three car garages and front yard setbacks ranging <br />from 10 to 24 feet. They have four floor plans with units <br />ranging in size from 105 sq. ft. to 1768 sq. ft. The units will <br />have electrical appliances installed in them. He then presented <br />a slide presentation of other projects similar in nature for the <br />audience's and Commission's information. <br />Harry McGrath, Springdale Avenue, introduced himself indicating <br />that their group will consist of four spokespersons representing <br />an ad hoc organization of approximately 491 Stoneridge Homeowners <br />Association. These people have signed a petition against the <br />project (the petition was never submitted to the Clerk for record <br />purposes). This group was against the project because they feel <br />it will effect the character, integrity, density, property <br />values, traffic, safety, would be precedent-setting and is <br />contra.~y to promises made concerning this property. Further, <br />they believe it will create a separate enclave in the <br />neighborhood which will create a fortress effect. <br />Commissioner Lindsey asked Mr. McGrath if there was any <br />possibility of compromise concerning this project. Mr. McGrath <br />stated that if they would adjust four or five lots and make the <br />design compatible with the neighborhood, have the houses face the <br />existing streets, etc. the neighbors might consider reviewing a <br />revised project. <br />Jerry Morrow, 6890 Via Quito, was in favor of the project and <br />stated that the development is one of high quality and the City <br />needs homes of this type. <br />Dorothy Bevard, 7974 Hillsboro Court, spoke in opposition to the <br />project believing that it degrades the neighborhood. <br />- 4 - <br />...-__ _ _ . __. _ _ _ _ r . <br />
