Minutes <br />Planning Commissic <br />4/10/85 <br />Howard Sword, 2171 Goldcrest, represented Sente Associates and <br />Clyde Vaughn. They felt strongly that the design concept would <br />achieve the desired effects for the downtown area and maintain <br />the old downtown theme. Their development would increase the <br />pedestrian business in the downtown area. <br />Commissioner Lindsey asked if the parking would be enclosed <br />within the project and asked how the area would be illuminated. <br />Mr. Sword reviewed the lighting program. They haven't yet drawn <br />up the electrical site plan but they are paying attention to the <br />walkway and parking lot with regard to landscaping and lighting. <br />Commissioner Wellman asked about the matching of existing <br />materials. Mr. Sword explained that with the change of design <br />the attitude has also changed and they are attempting to keep the <br />old downtown theme. The new designer now looks at the project <br />differently than the previous one did. <br />Commissioner Innes asked about the wrap-around windows. Mr. <br />Sword reviewed the north and west elevations of the structures. <br />He stated it is their intention to make the corners very <br />attractive from a marketing standpoint. They are more than happy <br />to agree to wrapping the glass around the corner as a condition. <br />It was their intention to have the wrap around glass but it is <br />not shown on the rendering. They will have landscaping on the <br />Angela Street side and will try to include Haps in their scheme. <br />Commissioner Innes asked about projections in the outside of the <br />buildings and asked Mr. Sword what, if anything, has been planned <br />for 400 and 450 Main Street. Mr. Sword referred to the <br />renderings depicting the indentations rather than projections on <br />the structures. There will be no awnings. Commissioner Innes <br />was concerned with a variety of awnings being constructed <br />particularly for 450 Main Street and would like one program for <br />the entire frontage as opposed to a variety of awnings projecting <br />onto Main Street. <br />Vice Chairman Wilson asked about the parking and asked. the <br />applicant to show where the four parking spaces are being dropped <br />and where the applicant is picking up an additional three. Mr. <br />sword complied. He reviewed the redesign of the parking stalls. <br />Mr. Harris reviewed the parking plan and size of the stalls. <br />Vice Chairman Wilson didn't necessary agree with the comment that <br />there should be a 40' long wrap around window. He felt it might <br />be a concern to the Police Department. He felt the plan was an <br />excellent one for the downtown area and he fully approved of it. <br />Judy Mayhew, 610 Main Street, President of the Downtown <br />Association, supported the project. All parking problems have <br />been solved and she is happy that the this new center will lend <br />itself to the walking public. She is happy that the applicant <br />has no plans to close off the parking lot at night time. She <br />stated that the proposal meets the downtown guidelines and she <br />urged approval. <br />- 3 - <br />~._. _ _ _. _ _ _ _ T. <br />
