MINUTES <br />Planning Commission <br />Tuesday, November 25, 1986 <br />Tract 5638, Hunt Enterprises <br />Application of Hunt Enterprises to subdivide an approximately <br />11.4 acre site into 50 parcels for single-family residential use, <br />ranging in size from approximately 7,000 square feet to <br />approximately 12,600 square feet, located in the area generally <br />bordered by Forest Hill Drive to the west, Muirwood Drive to the <br />south, and Springdale Avenue to the east. Zoning for the <br />property is R-1-6500 (Single-family Residential) District. <br />Mr. Swift presented the staff report recommending approval of <br />this application. <br />Commissioner Innes asked about the fill on the site. Mr. Swift <br />stated that the fill was probably brought in with the development <br />of Highland Oaks. <br />Commissioner Wellman then discussed with staff the hours of <br />construction and fill removal as referenced in Conditions No. 3 <br />and 7. Mr. Swift stated the removal of the existing fill will be <br />limited to week days only. Commissioner Innes asked about dust <br />control measures. Mr. Swift said a dust control plan will be <br />established and enforced. It will, however, be very difficult to <br />keep all of the area dust free at all times. The applicant will <br />probably have to do a little more than normal for control. Mr. <br />Swift stated that it will also be important to also keep the <br />street clean. <br />The public hearing was opened. <br />Mike Cooper, Civil Engineer, Cooper and Sword, 200 Rose Avenue, <br />represented Hunt on this application. Mr. Cooper indicated that <br />they have read and agree with the conditions of the staff report. <br />They are also very concerned with the dust issue. Commissioner <br />Michelotti discussed the possibility of shaking the trucks. <br />Commissioner Innes said he would like to see some conditions <br />added to say three-four legitimate complaints that the matter <br />will be brought back before the Planning Commission for review. <br />Chairman Lindsey couldn't support this because construction would <br />have to halt for perhaps as much as two weeks. There is recourse <br />through the Public Works Inspection Department. <br />Chairman Lindsey discussed Lot No. 41 and whether or not <br />landscaping is part of the improvements and if it would be the <br />responsibility of the owner of Lot 41. Mr. Cooper said the lot <br />is a corner lot and landscaping will be put in as part of the <br />public improvements. Maintenance will be the responsibility of <br />the owner of Lot 41. Chairman Lindsey asked about the type of <br />landscaping and Mr. Cooper responded that it will probably be <br />ground cover and lawn. Chairman Lindsey also asked if irrigation <br />would be installed. Mr. Cooper said it would be. <br />Chairman Lindsey would like to see staff review the ultimate <br />landscaping plan. Mr. Cooper said the landscaping will be part <br />of the improvement plan for this development. <br />The public hearing was closed. <br />- 9 - <br />. ~ _ . <br />
