Minutes <br />Planning Commission <br />September 10, 1986 <br />to require a minor modification proceedings be used for any <br />change to the approved development plan, with notice to the <br />homeowners' association. <br />ROLL CALL VOTE <br />AYES: Commissioners Hoyt, <br />Chairman Lindsey <br />NOES: None <br />ABSENT: None <br />ABSTAIN: None <br />Inner, Michelotti, Wellman and <br />Resolution No. 2829 was entered and adopted recommending approval <br />of Case PUD-86-13 as motioned. <br />Tracts 5684-5688, Shea Homes <br />Application of Shea Homes to subdivide an approximately 35 acre <br />site into 193 parcels for residential uses, ranging in size from <br />2,750 sq. ft. to 12,000 sq. ft., and 5 parcels for private drives <br />and common use areas, located generally in the area bounded by <br />Oakland Avenue, Eilene Drive, and Mohr Avenue. Zoning for the <br />property is PUD (Planned Unit Development)-Medium Density <br />Residential. <br />Mr. Swift presented the staff report recommending approval of <br />this application. <br />Commissioner Michelotti discussed Condition No. 5 relating to the <br />extension of Kamp Drive if determined necessary by the City <br />Engineer. Mr. Swift reported that before the last one-third of <br />the project is developed, this extension must occur. <br />The public hearing was opened. <br />Paul Medeiros, 1210 South Bascom Road, agreed with the conditions <br />of the staff report, however, he wanted to address Condition No. <br />5 referring to the installation of the street in prior to the <br />completion of the first one-third of the development. Condition <br />No. 62 of PUD-86-3 requires the street be completed prior to the <br />requirement of Condition No. 5. Mr. Swift stated that staff can <br />work this out with the applicant. <br />Commissioner Michelotti asked the developer to be sure the <br />homeowners are aware of the through street configurations planned <br />for the development. Mr. Swift reported that the sales office is <br />required to have a map showing the surrounding uses. <br />The public hearing was closed. <br />A motion was made by Commissioner Wellman, seconded by <br />Commissioner Michelotti that Tracts 5684-5688, Shea Homes, be <br />approved subject to the conditions of the staff report finding <br />the project conforms to the General Plan, allowing the developer <br />and the City to work out the details of the street extension. <br />- 11 - <br />__ _ _ _ T <br />
