Minutes <br />Planning Commission <br />June 25, 1986 <br />Commissioner Innes was concerned about the potential lack of <br />recreational space for 900 people. Further, there is no nearby <br />park serving this particular site. <br />Commissioner Michelotti referred to Page 5 of the staff report <br />with regard to excessive speeding that might occur on the long <br />straight driveways. Mr. Swift said this would be remedied with <br />speed bumps and other methods. <br />Commissioner Berger discussed with staff the computation of open <br />space for the development. <br />The public hearing was opened. <br />Pat O'Brien, Callahan-Pentz Properties, introduced the <br />representatives of Prometheus Development. <br />Joe Martinetti, Project Manager, reviewed the operations of their <br />company, Prometheus Development. He introduced the architect and <br />indicated that he would make a presentation of the project. <br />Mr. Steinberg, 60 Pierce Avenue, San Jose, California, made a <br />slide presentation of their proposal showing elevations, site <br />plan, and landscaping. <br />Mr. Steinberg reviewed the open space proposed for the project <br />and made a comparison of the current plan with the previously <br />approved plan. <br />Paul Luteri, 836 Montgomery St., San Francisco, addressed the <br />hard service court area and the multiple use of it for the <br />tenants. Commissioner Innes asked how the proposed recreational <br />areas would service the tenants. Mr. Luteri said the amount of <br />recreational facilities proposed have, at their other <br />developments, been sufficient. Generally in a 350 unit complex <br />there is one 800 sq. ft. swimming pool. In this particular <br />development the pool area is 1300 sq. ft. Commissioner Innes <br />asked about a tot pool Mr. Luteri said the swimming pool is to <br />be "L" shaped and shallow at one end, but there will be no tot <br />pool as such. Commissioner Innes asked about the removal of the <br />"dip pools" from the previous site plan. Mr. Steinberg said <br />dipping pools were discussed with staff, and staff didn't feel <br />favorably about them; the plan they are using tonight reflects <br />their removal. They are a maintenance problem. Mr. Swift said <br />staff has no problem with this change. <br />Commissioner Michelotti discussed the lake area and asked how <br />deep it would be. Mr. Steinberg said it would be shallow, <br />probably 18" or less. Commissioner Lindsey asked how one would <br />keep people out of it. Mr. Steinberg said they haven't had a <br />problem with this in the past. Commissioner Michelotti asked <br />about the safety factors. Mr. Steinberg said there is always <br />that concern but so far they have not had a problem with it. <br />Commissioner Berger addressed the fact that the original, 412 <br />unit project showed five different floor plans and now they are <br />- 8 - <br />
