Minutes <br />Planning Commission <br />May 14, 1986 <br />A motion was made by Commissioner Innes, seconded by Commissioner <br />Wellman recommending Case PUD-8G-6 be approved, changing the 14.6 <br />acre site located generally in the area bounded by West Las <br />Positas Boulevard, a portion of the former railroad right-of-way <br />of the Southern Pacific Transportation Company and the <br />right-of-way of the 5toneridge Drive extension from PUD (Planned <br />Unit Development)-Industrial Commercial and Offices District to <br />the PUD (Planned Unit Development)-High Density Residential/Open <br />Space District. <br />ROLL CALL VOTE <br />AYES: Commissioners Berger, Hoyt, Innes, Wellman and <br />Chairman Lindsey <br />NOES: None <br />ABSENT: Commissioner Michelotti <br />ABSTAIN: None <br />Resolution No. 2793 was entered and adopted recommending approval <br />of PUD-86-6 as motioned. <br />PUD-80-2-2M, Koll Co. <br />Application of Bernal Avenue Associates and the Koll Company for <br />a mayor modification to an approved rezoning and development plan <br />for a business park, including changes to development standards, <br />landscaping, and design guidelines to be located on an <br />approximately 99 acre site, located generally in the area bounded <br />by Bernal Avenue, Interstate 580, the Arroyo del Valle, and <br />Valley Avenue. Zoning for the property is PUD (Planned unit <br />Development)-Industrial/Commercial District. <br />Mr. Swift presented the staff reports stating that this business <br />park was approved in 1981. <br />Commissioner Innes asked if the 37.3% FAR for individual sites <br />was considered on a net or gross basis. Mr. Swift said it was <br />considered on a net basis. <br />The public hearing was opened. <br />Rich Pogue, President of the East Bay Division of Koll <br />represented Koll Company, Bankers Life and Bernal Associates on <br />this project. They acquired the site on July 11, 985 and have <br />worked with staff hand-in-hand on their design plan. He reviewed <br />the proposed changes and proposed development plan. He stated <br />they agree with the conditions recommended by the City staff and <br />urge approval of their proposals. <br />Commissioner Innes asked about the density of the site. <br />Mr. Swift indicated that at 1,400,000 sq. ft. it would have a <br />maximum of 35% gross floor area ratio. <br />Commissioner Innes stated that in reading the PUD conditions as <br />modified originally, the same requirements are not being imposed <br />on this development that were imposed on other developers in <br />Pleasanton.
