Commissioner Lindsey felt the project was first class but not in <br />an appropriate area. He felt approval would set a precedent for <br />the other 18 acre site. <br />Commissioner Wellman agreed with the objections concerning the <br />design of the building at this location. She also expressed <br />concerns with visible impacts. She would like to see the <br />building height lowered. <br />The Chairman then announced this item would be continued for 30 <br />days to enable staff to work with the applicant on the redesign <br />of the proposal. <br />PUD-86-3, Public Storage <br />Application of Public Storage, Inc. for rezoning from CS <br />(Commercial Service) District to PUD (Planned Unit <br />Development)-Commercial District and development plan approval <br />for 4 building, 85,000 sq. ft. mini-storage facility on an <br />approximately 1.45 acre site located at 3744 and 3768 Old Santa <br />Rita Road. <br />This item was continued to 3/26/86. <br />PUD-86-4, Reynolds and Brown <br />Application of Reynolds and Brown for development plan approval <br />of a five building, approximately 108,738 sq. ft. <br />office/retail/restaurant complex to be located on an <br />approximately 8.82 acre site located in the southwest corner of <br />the intersection of Hopyard Road and I-580. Zoning for the <br />property is PUD (Planned Unit Development)-Industrial Commercial <br />and Offices District. <br />Mr. Lee presented the staff report recommending approval of this <br />application. <br />Commissioner Wellman asked if signage has been included as part <br />of this application. Mr. Lee indicated that the applicant will <br />come back with a signing program. He then asked that the <br />following conditions be modified: <br />4. That the applicant shall obtain Caltrans approval to <br />landscape the right-of-way along the I-580 highway <br />corridor that is adjacent to the project's highway <br />frontage. In addition, the proposed landscaping shall <br />be in conformance with the City's Specific Plan for the <br />I-580 corridor. The final landscape plan for this area <br />and installation of additional landscaping shall be <br />determined in the future by the Planning Director. <br />7. That the developer shall allow for the establishment of <br />a location within the PSE along Owens Drive and/or <br />Johnson Drive in which the City may locate directional <br />signs, said location, content and design to be <br />determined by staff and the applicant. <br />- 5 - <br />
