Minutes <br />Planning Commissioi <br />2/19/86 <br />OLD BUSINESS - Public Hearings <br />PUD-86-2, Reid/Myers Development Corp. <br />Application of Lee Reid and Myers Development Corporation for <br />rezoning from CS (Commercial Service) District to PUD (Planned <br />Unit Development)-Commercial District and development plan <br />approval for an 800 unit, two-structure, three-story mini-storage <br />facility on an approximately 1.3 acre site located at 3722 Old <br />Santa Rita Road. <br />Mr. Swift presented the staff report recommending approval of the <br />project . <br />Commissioner Innes addressed 17 parking spaces for 800 units and <br />asked the applicant to review the parking criteria. <br />The public hearing was opened. <br />Victor Chapman, Harris Consulting Group, architects reviewed the <br />project. He stated that their research for this type of facility <br />has shown that 15-20 vehicle trips per 24 hours is standard for <br />this type of facility. They are really not just parking spaces. <br />Most of the loading area where they would park temporarily and <br />load materials from storage. <br />Commissioner Lindsey asked asked about parking small van type <br />trucks. Mr. Chapman stated based on their analysis these small <br />vehicles can park. Mr. Swift stated the area is large enough to <br />drive a fire truck completely around the building. Mr. Chapman <br />indicated that the Fire Department's requirements have been <br />addressed on the site plan and a fire lane has been installed. <br />Commissioner Innes asked if the type of material which would be <br />stored would primarily consist of records of business. Mr. <br />Chapman indicated this is the market they are seeking to acquire. <br />Commissioner Innes asked the status of the negotiations between <br />PT&T and the applicant. Mr. Chapman expressed some confusion <br />regarding the wall to be installed. PT&T prefers a block wall on <br />the property line and a movable fence on the easement as this is <br />access to their property. They prefer not to wrap their property <br />with a masonry wall. Commissioner Wellman expressed to Mr. <br />Chapman that staff prefers to change the design of the wall to <br />Tomax and this would be followed through with other developers. <br />Mr. Chapman stated that his client agrees to all of the <br />conditions with a few exceptions. <br />Mr. Swift stated that the City has attempted to contact PT&T and <br />it appears the only person who can resolve this issue is out of <br />the office until Monday. Originally there was no problem and now <br />there appears to be one. Further, Trammell Crow would be willing <br />to continue this same wall. <br />Mr. Chapman stated that Conditions 7 and 8 will be addressed by <br />the sign manufacture later this evening. Condition 9 is a <br />problem. Their research indicates they are exempt from <br />- 2 - <br />
