Minutes <br />Planning Commission <br />January 22, 1986 <br />irrigation system; such system shall be checked biannually <br />and shall be maintained in good order for the life of the <br />tree; and that there shall be no irrigation within five feet <br />of the trunk of the tree. <br />20. That, if within five years after commencement of construction <br />on site, the 69 inch diameter oak tree dies, the owner of Lot <br />9 shall replace said tree with a similar specie of 48 inch <br />box size or larger in a location to be approved by the <br />Planning Director. <br />21. That the owner of Parcel 9 shall be responsible for <br />maintenance of the 69 inch diameter oak consistent with a <br />landscape use plan approved by staff. Such maintenance to be <br />reviewed by the Homeowners Association semi-annually and if <br />said maintenance is deemed to be unacceptable, the Homeowners <br />Association shall be responsible for maintenance. These <br />provisions are to be filed with the deed on Parcel 9. <br />22. That the driveway location for Parcel 9 shall be as shown on <br />Exhibit A. <br />23. That grading on Parcel 9 shall be as shown on Exhibit A <br />except that the area to be graded shall not extend outside <br />the buildable area and that the toe of slope to the natural <br />grade shall be maintained at 3:1 slope. <br />Commissioner Wellman complimented the developer for his work with <br />the neighbors. <br />ROLL CALL VOTE <br />AYES: Commissioners Hoyt, Innes, Michelotti, Wellman and <br />Vice Chairman Lindsey <br />NOES: None <br />ABSENT: Chairman Wilson <br />ABSTAIN: None <br />Resolution No. 2751 was entered and adopted recommending approval <br />of Case PUD-85-21 as motioned. <br />MATTERS FOR COMMISSION'S REVIEW <br />Traffic Assumptions <br />Commissioner Lindsey stated he did not understand why the trip <br />generation changes are under consideration at this time when <br />changes will be made in a few months as a result of specific <br />north Pleasanton studies. Mr. Swift explained that currently <br />data used is based on Caltrans District 4 and trip reduction <br />factors. The City is now attempting to get traffic assumptions <br />using actual factors of Pleasanton traffic and new reports of <br />Caltrans. <br />Commissioner Innes asked if there is anything in any of the <br />information furnished which makes the new figures any more valid <br />- 8 - <br />_. _ __ <br />
