PUD-8O-15-50m Tioga Construction Corp. <br />Application of Tioga Construction Corporation for Planned Unit <br />development rezoning and development plan approval for an <br />approximately 30~ 150 square feet mixed-use commercial complex <br />to be located on an approximately acre site located at the <br />southeast corner of the intersection of Santa Rita Road and <br />Pimlico Drive. Zoning for the property is PUD (Planned Unit <br />Development) - Commercial District. <br />Nr. Quaglia oresented the staff report recommending approval of <br />PUD-B0-15-52! subject to conditions of the staff report. <br />The public hearing was opened. <br />Harvey Levine, 4637 Chabot Drive, representing the application, <br />described the croject and its economics. He felt that they had <br />worked with the residents of the area in regard to the fast-food <br />establishment and have changed that to a proposed restaurant. <br />He felt that the sale of beer and miner along with 24-hour <br />service of the gas station was necessary for the success of the <br />operation. He pointed out on the map the proposed location of <br />the new Santa Rite County JaiI, noting that this should ease the <br />concerns of those peddle in that vicinity. <br />�omm�ssioner Hoyt asked the app1lcant where the access road td <br />the new jail wou:d be Iodated. Mr. Levine replied that it is <br />hear Tass�2ara Road. He sympathized with those concerned about <br />the inadequate bus service for those released from the Jail and <br />said that he had been reaesured oy che Polit-e Chief tot the <br />problem wodld be alli:viateid. <br />Chris Ki^zel of TJKM had prepared a traffic study for the <br />development, noting that it was done in accord with City <br />guideI:^'es. The conclusion of the study was that the <br />Intersections ihat were examined will be at acceptable <br />conditions and service levels. de acknowledged that Rimlico and <br />Santa Rzta Road wouln be very close to the upper level, in <br />oar±icalar in the morning and evening. He thought that widening <br />of �anta Rita Road and restripzng that would alleviate some of <br />the problem. <br />Chairman Lindsey asked Mr. Kinzel if the double left turn lane <br />onto the eastern on-ramp of 5E0 goes to one lane. Mr. Kinzel <br />sain that it d�d' <br />Commissioner Tarver asked Mr. Kinzel what he felt his level of <br />confidence is that what he was projecting was going to bE <br />reality. Mr. Kinzel said that according to studies done in the <br />past and going by an overaIl trip rate, he felt that the rate of <br />accuracy would be 5 percent. <br />Greg SkoIes, 100 Park Place~ San Ramon, stated that he did all <br />the design work on the project.
