PUD-81-30-19M/PUD-$5-8-3M~.Prudentiai Insurance Company <br />Application of Prudential Insurance Company of America for a major <br />modification for two approved rezoning and development plans for a <br />business park to incorporate conditions of approval, design guidelines, <br />and Development Agreements for Phases I and II of Hacienda Business <br />Park, located on an approximately 1,375 acre site in the area generally <br />bounded by Interstate 580, Hopyard Road, and the Arroyo Mocho Canal. <br />Zoning for the property is PUD (Planned Unit Development) - <br />Industrial/Commercial and Offices District. <br />~~r. ~wift gave a summary of the staff report, noting staff recommendation for <br />appro~ra? with changes to Condit?on ~`? 1 as noted in the Staff report. A.?so, the City <br />has heard from the Federal Highway Administration and they have agreed to the <br />Stoneridge Drive and Santa Rita Road interchanges. !t will be 6-9 months before <br />all the protects have their environmental documents completed but the major <br />h!~rdle is now over. <br />Discussion ensued concerning Santa Rita Road completion before Hacienda <br />?ntercnange. Mr. Swift exp?ained the reasoning. <br />Commissioner ~~ichelotti asked about the Hacienda Business Park; Development <br />regarding Phase ' and Phase 2. Mr. Swift explained that both Phases ?and 2 <br />cannot develop anymore than the square footage in the original approval for <br />Prase 1. <br />`=ur,d?nq of interchanges was discussed by staff and the Commission. <br />Tre pubic hearing ~~l~as opened. <br />Joe Callahan said that it is in the community interest to expand Sarta'??ta !t ~s a <br />convoluted administrative nigr,tmare and the most difficult to build b~.~t they do <br />have federal approval. There are no physical constraints to the Hacienda ove~~pass <br />Commissioner Tarver asked if the applicant didn't feel that adding an ?nterchange <br />is more beneficial than expand?ng Santa Rita. Mr Callahan replied that ?t ~wa~ a <br />q!aestion of priorities. !f there was 6 million square feet occupancy, the priorit~r <br />would be the Hacienda overpass.
