Minutes <br />Planning Commission <br />May 13, 1987 <br />PUD-83-10-4M/83-12-3M/86-15-2M, City of Pleasanton <br />Application of the City of Pleasanton for a major modification to <br />approved development plans for three low-density residential <br />projects to permit a street serving the development, Cameron <br />Avenue, to be cul-de-sated, located generally in the area bounded <br />by Mohr Avenue, Martin Avenue and Cameron Avenue. Zoning for the <br />property is PUD (Planned Unit Development) - Low Density <br />Residential District. <br />Mr. Swift presented the staff report recommending against the <br />closure of Cameron Avenue. The street is needed for emergency <br />vehicles and a second access is needed for that area. <br />Mr. Swift also pointed out that Mohr Avenue is not designed as a <br />major thoroughfare, and is only 28' wide in some areas. <br />Chairman Lindsey asked that wherever possible groups of <br />individuals in the audience delegate a spokesperson. <br />The public hearing was open. <br />Kevin Brabec, 3652 Kamp Drive, discussed page 3, paragraph 2, and <br />the issue of 1.4 homes per acre. Mr. Brabec asked the basis for <br />this figure. Mr. Swift stated that this is the density of the <br />bas Homes, Inc. development. <br />Mr. Brabec further asked about the possibility of a middle school <br />in the area and whether or not there would be any public hearings <br />relating to such an application. Mr. Swift stated that it is his <br />understanding that the School District is very close to final <br />purchase of property on the south side of Mohr Avenue (Busch). <br />The property is currently under the jurisdiction of the County. <br />The school district will have to ask for annexation and/or a <br />General Plan amendment from the City. The City does not review <br />proposed schools other than for zoning and land use designations. <br />It is anticipated the school will ask for annexation for which <br />public hearings will be held. <br />Mr. Swift further explained that Rosepark (Devor Nursery) has an <br />approved vested tentative map, and the final map will be <br />submitted in the next several weeks. This project has been <br />approved for some time. Mr. Swift commented that Kamp Drive does <br />not stop with the Busch property to the east. However, there are <br />no precise plans showing exactly where the road will go on that <br />property. <br />Mr. Brabec then asked about access from Trenery Drive. Mr. Swift <br />stated that after three years of public hearings through the <br />Planning Commission, City Council, and many hearings at the <br />General Plan level, the decision was made not to have Trenery <br />Drive go through. <br />Mr. Brabec addressed pages 6 and 7 relating to traffic from the <br />middle school and Rosepark. Mr. Swift reviewed the future <br />connection of Stoneridge Drive to E1 Charro Road. <br />- 9 - <br />
