Minutes of the Planning Commission Meeting of February 11, 1987 <br />That the applicant shall submit a revised grading and <br />drainage plan for review and approval by the City prior to <br />final approval of lot line adjustments or map revision. <br />ROLL CALL VOTE <br />AYES: Commissioners Berger, Hoyt, Innes, Michelotti and <br />Chairman Lindsey <br />NOES: None <br />ABSENT: None <br />ABSTAIN: None <br />Resolution No. PC-87-12 was entered and adopted recommending <br />approval of Case PUD-82-16-2M as motioned. <br />PUD-86-19, Gooch and Associates/Caldwell <br />Application of Gooch and Associates and Harry Caldwell for <br />development plan approval for a 20-unit residential project to be <br />located on an approximately two acre site, located at 3745 <br />vineyard Avenue. Zoning for the property is PUD (Planned Unit <br />Development) - Medium Density Residential District. <br />PUD-86-20, Gooch and Associates/Riccio <br />Application of Gooch and Associates and Sylvio Riccio for <br />development plan approval for a 40-unit residential project to be <br />located on an approximately 3.7 acre site, located at 3759 <br />vineyard Avenue. Zoning for the property is PUD (Planned Unit <br />Development) - Medium Density Residential District. <br />Mr. Swift presented the staff report recommending approval of the <br />proposed projects and asked for the addition of the following <br />conditions for both projects: <br />1. That the uses and site development standards for the project <br />be those of the R-1-6500 (Single-family Residential) Zoning <br />District. <br />2. That the applicant submit a detailed site plan that includes <br />specific setback standards for spas, patio covers, arbors, <br />trellises and decks proposed within the private courtyard <br />areas. Said standards shall be subject to review and <br />approval by the Planning Director prior to the tentative map <br />submittal. <br />Chairman Lindsey asked whether or not these projects are included <br />within the moratorium. Mr. Swift answered, that they are within <br />the moratorium. <br />Commissioner Hoyt referred to the recommendations of the <br />Residential Review Committee and whether or not a master plan for <br />the entire area of the Remen Tract has been done in accordance <br />with those recommendations. Mr. Swift explained that the City <br />Council met with the property owners of the Remen Tract and the <br />cost per lot for improvements were beyond what the people of the <br />area were willing or able to pay. Therefore, no final plan was <br />done for the area. <br />- 4 - <br />
