The public hearing was reopened.
Duncan Matteson spoke again stating they would resist any
condition relating to the price of the units. He reviewed the
fees he is required to pay including but not limited to $375,000
for schools, $370,000 park dedication fees, and $1,721,000 in
off-site costs.
The public hearing was again closed.
Commissioner Tarver said he is not trying to make it unreasonable
for the developer to do a quality project and make a profit, but
would like to meet the goals of the General Plan wherever
possible. Commissioner Tarver would like to see a price range
for the units established, with some type of differential to be
worked out with staff, allowing for interest rate changes as well
as profit to the developer.
Commissioner Hovingh said he supported this project
enthusiastically when it was originally approved. He believed
the siting to be a 'gem.' Commissioner Hovingh stated that he is
still in favor of the project. The new project is superior to
that originally approved.
Commissioner Mahern indicated she thought with regard to the
original development that it was approved because of the
affordability of the units. She is not sure the units should be
on Dublin Canyon Road. She agrees that the new proposal with its
architectural changes will upgrade the project considerably. She
feels the project will not be affordable. Commissioner Mahern
said she didn't support it before and cannot support it now for
that reason.
Chairman Michelotti indicated she had concerns with traffic on
the previous proposal and still has those same concerns with this
current proposal. She agrees with Commissioner Tarver and would
like to see the project conditioned to guarantee some units will
be set aside for low/median income persons. She commended the
developer for the project but stated she could not support it at
the current time.
Commissioner Tarver made a motion seconded
Berger that PUD-87-4-2M be recommended for
the conditions of the staff report with the
one-bedroom units shall sell for $90-97,000
units for $130-139 allowing adjustment for
interest rates.
by Commissioner
approval subject to
addition that the
and the two-bedroom
the prevailing
-2 0-
