This project encompasses <br />approximatel~~ ~ Lh acres; thF pr~~posed Bypass Road a~mprises 3.3 acres and the residential <br />component consists of ;4 single-famil~~ detached homes on ab.nrt 31.ti acres of Area. These land <br />use changes reyui:~e a Specific I'1.an Amendment ('SPA). <br />This entire propertS~ ~-cas co~-~~red by the original H~'SP that ~~~as adopted in June 1998, and <br />included appro~'al for ,-~ Medium-Density Residential ('~IL~R) I<,ts, =~ Loly Density Residential <br />(LDR) lots in the Spotorno Upper Valle,- Area, as well as ~? nee lots in the Sportono Flat Area <br />for a total or 1(12 new residential lots on the Spotorno Propcrt-~~. This was in addition to a Bypass <br />Road through the Spoturn~ ~ L peer V'allev Area, as ~~~~ell as a nee 18-hole municipal golf course <br />~~~ith ;~ nt~w residential lets sn-rrundu~g the golf course that ~~~ere also covered by the HVSP <br />This prop~~sed residential project includes the deletion of ~~ lots from the Upper Spotorno <br />~%alle}', along ~~~~ith the rciocati~m of t]~c proposed Iivpass Read to the base of the westernmost <br />hillside. Of those approved ~~ I. its, ~i are to he relocated to the Spotorno Flat Area to combine <br />with the approved 22 lots roe a total of ~9 lots in the Spotorno Flat .~1rca. 'This provides an <br />overall reduction of l ~ ne~~~ r,~~ider.tial lets on the Sportono Property from the 102 Iots allowed <br />by the original H~"SP. I3a ^~loc,ui~ ~g both the residential densitti° and the B~~pass Road to the <br />~~~est, these 1~-ill he considc~rabl~~ less environmental and geologic impacts associated ~1~ith <br />development Additic~nallti , this SPA reflE cts the tact that the proposed golf crnn~se has been <br />built and is ne~~ 1~;~ iipened and ti~at the residential lots adjacent to the golf course hay-•e been <br />de~'eloped. Also, the live c~istin,g Lo~~~ Densit}~ Residential (LDR) lots along the northern <br />boundary of the Spotorno Propert~• are not aYrected by this proposed change. <br />The lot sizes 1c>r ~~I ur t3~c new home sites rang~~ from approximately a third of an acre to just <br />under an acre. The thr~~r (~) (arg~~~~ lets, each grcatr~r than 30,t1U(~s.r., are planned to front onto <br />Alisal Str-Pet; another sip (6j I~~r~~~~ 1~_~ts, ranging in size from ?O,UI?Il up to 25,00(ls.f., are <br />contiguous ~~~ith the properties that are adjacent to the northern boundary of the Spotorno Flat <br />Area.
