iii. The driveway leading to Lot 1 shall be a color and material which blends in <br />with the hillside, subject to the approval of the Planning Director. <br />b. Lot 3 <br />i. The proposed house on Lot 3 shall be set back a minimum of 30 feet <br />from the front property line. <br />ii. The ground water well on Lot 3 shall be relocated to be consistent with <br />the minimum setback requirements and shall be used for irrigation <br />purposes only. <br />iii. Structures for agricultural purposes may be constructed in the open <br />space area on Lot 3, as allowed per the Vineyard Avenue Corridor <br />Specific Plan. <br />iv. No modifications shall be allowed to the driveway leading to Lot 1, <br />including the two foot wide grass strips adjacent to the driveway, unless <br />approved by the Fire Marshal and the Planning Director. This driveway is <br />needed for emergency ingress and egress. <br />v. All fencing shall be set back a minimum of 10 feet from the front property <br />line. <br />vi. Agate shall not be allowed over the driveway leading to Lot 1. <br />4. Prior to the issuance of a building permit, the elevation drawings and <br />house plans shall be changed as noted below. All changes, including <br />colors, materials, dimensions, and locations, shall be subject to the review <br />and approval of the Planning Director prior to the issuance of a building <br />permit. <br />a. Lot 1 <br />i. The exterior house and roof color shall be changed to a medium or dark <br />brown or gray color. <br />ii. The exterior chimney material shall be a different material than the primary <br />exterior material of the house and shall not be the same material as the <br />chimneys on the other two lots. <br />iii. The color of the spark arrestors on the chimneys shall blend in with the <br />color of the chimneys. <br />iv. The building pad grade under the proposed house shall be reduced by at <br />least 2 feet. An approximately two foot tall retaining wall shall be installed <br />to the rear of the house to accommodate this change. No existing trees <br />shall be removed as part of the grade change. Retaining wall designs <br />shall be reviewed and approved by the Planning Director. <br />v. The roof of the house on Lot 1 shall be reduced by 1.5 feet in height. <br />b. Lot 2 <br />i. A deck with railings shall be provided above the first floor entry. <br />ii. The exterior of the entire first floor shall be stone. <br />iii. An additional window shall be provided on the western elevation of the <br />office to help break up the mass of the western wall. <br /> <br />
