EXHIBIT C: SCOPE OF SERVICES 1.0 CONSULTANT'S BASIC SERVICES 1.1 The Consultant's Basic Services shall be based on the approved Preliminary Design Documents dated 21 November 1988. 1.2 For the building and the site work, the CONSULTANT's Basic Services consist of those described herein below in Paragraphs 2.1 through 2.4.19 and include civil, structural, mechanical and electrical engineering services and landscape design services. 1.3 For the CITY park and adjacent CITY-owned property, the CONSULTANT's Basic Services, described herein below in Paragraphs 2.1 through 2.4.19, consist of the design of the demolition work (except for hazardous materials removal) and rough grading. The Rough Grading design for the former railroad property will not include the railroad ballast or the area west of it. 1.4 The CONSULTANT shall coordinate his services with those of other CITY-hired consultants and with CITY staff working on this project. 2.1 DESIGN DEVELOPMENT PHASE 2.1.1 Based on the approved Preliminary Design Documents and any adjustments authorized by the CITY in the program, schedule or construction budget, the CONSULTANT shall prepare for approval by the CITY, Design Development Documents consisting of drawings and other documents to fix and describe the size and character of the Project as to architec- tural, structural, mechanical and electrical systems, materials and such other elements as may be appropriate including utilities and site improvements. 2.1.2 The CONSULTANT shall prepare an Estimate of Construction Costs at completion of Design Development Phase. 2.1.3 The CONSULTANT will recommend exterior and interior colors, finishes and materials, for approval by the CITY. 2.1.4 The CONSULTANT will update the Preliminary Furniture List, provide technical advice, and will prepare an Estimate of Furniture Cost.
